Singapore: The Day Ahead

SINGAPORE DAYBOOK:Telcos backed into a corner by OTT players. As WhatsApp and Skype eat into their revenues, telcos are clutching at straws

[SINGAPORE] As telcos eye the impending Armageddon of social messaging, they will find themselves hemmed in by rocks and hard places. Worse still, beyond the prospect of falling revenues lies nothing but a yawning abyss.
Over-the-top (OTT) apps such as WhatsApp, Skype and Viber have forced roaming revenue and SMS volumes into retreat yet again for the first quarter of the year, but there is little incentive for telcos to build or buy their own apps.
Existing social messaging apps occupy a space that is particularly infuriating for traditional carriers. These OTT players are destroying revenue but creating very little of their own - with the notable exception of WhatsApp.
At SingTel's full-year earnings conference last month, top executive Allen Lew summed up the industry's dilemma, framed by falling average revenues per user (ARPUs). (Source: The Business Times)

CIMB Securities says...

HO BEE INVESTMENTS | OUTPERFORM | TP: S$2.52

Ho Bee announced that it will acquire Rose Court, a 157,406 sqf freehold office located at Southwark Bridge Road, Central London, through its wholly-owned subsidiary Grandiose Investments Pte. Ltd
The purchase consideration of £67.2m will be financed via a mix of internal funds and bank borrowings, scheduled to be payable in full on 24 June 2013
The property will continue to be fully leased to the Secretary of State for Communities and Local Government, with lease expiry in Sep 2018
With passing rent in the range of £4.3m per year (£27psf), this translates to an attractive initial rental yield of 6% for the acquisition
We view this as an opportunistic move by Ho Bee, in view of the current Southwark prime rents of £45psf, 63% higher than the passing rent under government lease
We expect positive rental reversion in the range of 100% in 5 years' time when the current government lease expires
We also see this as a good move by Ho Bee to increase exposure to investment properties in view of the currently slow high-end residential development sales in Singapore
We adjust our FY13-15 core EPS to factor in rental income from the acquisition and tweaks to Singapore residential sales forecasts
Our target price, still based on a 30% discount to a revised RNAV, rises by 8% to S$2.52
We maintain Outperform, with strong office leasing as a catalyst

CITY DEVELOPMENTS | HOLD | TP: S$11.01

We visited City Development's launch of its latest mass market project Jewel@Buangkok which started on Saturday
The 616 unit (592,212sqft GFA) project is located within a 2 minute walk to the Buangkok MRT
Sales were dominated by local buyers and upgraders, with a firm number of first time homebuyers
The most popular units were the 2 bedroom units
Jewel@Buangkok represents CDL's third launch this year, following D'Nest and Bartley Ridge
The development is skewed towards smaller unit sizes, consisting of 82 1br units (474-581sqft), 219 2br units (689-904sqft), 139 3br units (1109-1389sqft) and 80 4-5br units (1324-2540sqft
In addition to the MRT, the project is also located near Nan Chiau Primary School, as well as Hougang Green and Compass Point malls
Overall, the project was launched at an ASP of S$1150psf, inclusive of VIP and early bird discounts, above our estimate of S$1000psf
We estimate that marking to market the latest ASPs would add approximately 7cts to our RNAV (c.0.5%)
We believe that the firm take up is reflective of the project's attractive location near the MRT, and relative resilience of the mass market segment
CDL's Bartley Ridge project has seen strong take up of 79% (154 units in April) at an ASP of S$1,278psf, while D'Nest sold an additional 92 units in April at an ASP of S$959psf (85% sold)
Looking ahead, there is still significant supply in the pipeline, and hence we believe that projects with weaker dynamics may need to compete more aggressively on pricing
We maintain our Hold recommendation on CDL, with a target price of S$11.01 pegged to a 15% discount to our RNAV of S$13.07

NOMURA Securities says...

COMFORTDELGRO CORPORATION | BUY | TP: S$2.19

As we move into 2H13, it increasingly makes sense to start anchoring returns based on 2014F earnings
As such, we raise our TP to SGD2.19, premised on our 2013/14F blended EPS of 2.9S$cent
There remains potential upside to our forecasts and valuations
We believe the group is still actively deploying its cash hoard into acquisitions which should be accretive to earnings and valuations
We estimate every SGD50mn worth of acquisitions will add ~2.4S$cent to our TP (+1%)
Separately, a fare increase could potentially add ~8S$cent to our TP (+4%) for every 1cent increase in fares
We do not profess to have any insight as to whether a fare increase will materialise, but choose to view it as an out-of-money option that comes free with the stock and which could be meaningful to earnings and valuations if it happens
In the meantime, investors are paid to wait for the upside events to materialise as the stock offers a FY13/14F dividend yield of 3.5/3.7%

CIMB ups Ho Bee target price

CIMB Research raised its target price on property developer Ho Bee Investment to $2.21 from $1.93 and kept its ‘outperform’ rating, citing a possible upward revaluation of its assets.

Ho Bee shares were up 1.1% at $1.885, and have jumped 83.9% since the start of the year, compared with a 36.6% rise in the FTSE ST Financial index.

Ho Bee is trading at a 30% discount to its book value, but CIMB noted that “the discount gap is attractive as its book value is set to rise next year,” when its commercial property, the Metropolis is revalued.

“Demand for investment assets and quality office properties with large floor plates places Metropolis in good stead for a potential divestment in 2013,” said CIMB.

The launch of China projects will also boost profits from developments sales, CIMB said, expecting a sell-through rate of 50% to 60% for initial launches.

UOBKH - Ho Bee on trading halt - Potential divestment of Hotel Windsor.

Ho Bee has announced a trading halt. We believe it could be linked to potential sale of the Hotel Windsor in Macpherson Area (Nobel design one of the party hinted at buying the asset is also on halt).


Hotel Windsor is a mix of retail/hotel space with first 9 storey comprising of a retail podium and 225 hotel rooms on the upper floor levels with a total GFA of about 156,638 sqft. In our model we are conservatively valuing the asset at S$64m which accounts to ~3% of its RNAV(S$1.9b) and 4% of its book value(S$1.7b). Media sources has reported the selling prices of about S$163m, which if goes through will result in an accretion of 14 S cents or a 5% accretion to our current RNAV of S$2.67/share. We don't expect any special dividends from the sale(despite low gearing of 0.26x) considering volatile macro environment and expect funds to be pumped back into acquisition of Singapore commercial or overseas properties(mainly China).


Maintain BUY with a target price of S$1.86/share pegged at 30% discount to RNAV of S$2.67/share. Ho Bee is trading at a deep discount of 0.65x P/B and 45% discount to its RNAV and it's one of our top pick in the property sector.

Ho Bee Investment rated 'neutral' by Phillip Securities

Phillip Securities Research in an Apr 30 research report says: "1Q12 revenue of $38.7 million was 50.7% lower y-o-y, and PATMI of $15.8 million was 71.1% lower y-o-y. Apart from lower turnover, smaller share of profits from jointly-controlled entities and absence of gain on sale of investment properties, compared to 1Q11, also contributed to the lower bottom line.

"Residential property sales were impacted badly by the ABSD, but industrial development sold out in less than a year. We remain concern over the slow residential sale in the high end segment.

"We increase RNAV estimate from $3.07 to $3.18 to factor in higher development value from The Metropolis and gain on sale of investment property. Fair value is thus increase from $1.38 to $1.43 based on the same discount to RNAV of 55%. MAINTAIN NEUTRAL."

Phillip ups Ho Bee price target

Phillip Securities raised its price target on real estate developer Ho Bee Investment to $1.43 from $1.38 and maintained its neutral rating.

Shares of Ho Bee were flat at $1.39 and have risen about 36% so far this year.

Ho Bee’s revenue for the first quarter fell 51% year-on-year to US$38.7 million ($48 million), as residential sales were hurt by a stamp duty imposed by the government aimed at cooling the housing market, the broker said.

“We remain concerned over the slow residential sale in the high-end segment,” said Phillip in a report.

However, Phillip said one of Ho Bee’s industrial properties, One Pemimpin, sold out in less than a year.

The broker added that it expects Ho Bee’s office development, the Metropolis at One North, to be completed earlier than expected in the third quarter of 2013, and to provide a boost the company’s net asset value.

Ho Bee Investment rated 'hold' by Maybank-Kim Eng

Maybank-Kim Eng Research in a Mar 21 research report says: "Home curbs are spawning an office boom. Office units at Robinson Square, Paya Lebar Square and PS100 have sold like hotcakes. It makes sense for Ho Bee to consider selling its office space at The Metropolis. We estimate it would make $300 million from a 50% sale.

"Ho Bee is exempted from the two-year deadline to sell all residential units after completion, as most of its projects are located in Sentosa Cove where this exception applies. However, sales are still severely lacking. Ho Bee is trading at a discount of 57% to RNAV and 41% to book.

"We remain neutral in view of near-term headwinds, locally and in China, where its exposure is now over 40% of RNAV. Target price of $1.27, pegged at a 60% discount to its RNAV of $3.18. MAINTAIN HOLD."

Kim Eng Research in a Sept 14 research report says: "Sentosa Cove's median residential rental for the month of July 2011 showed a monthly improvement of 8.5% to $4.45 psf per month after six consecutive months of decline. Sale of industrial units at One Pemimpin hit a new ASP of $820 psf.

"We estimate there remains about $584.2 million (81.5 cents per share) in sales revenue to be progressively recognised until the end of 2012. Outstanding number of shares has been reduced by 2.7% from the $26.7 million worth of share buyback since the start of the year.

"The current price level is where founder & CEO Chua Thian Poh bought 2 million shares in February 2011. The stock trades at 0.62x P/B, below its 5-year average of 1.17x. Target price of $1.93, pegged at a 30% discount to its RNAV of $2.76 per share. MAINTAIN BUY."

DBS Vickers Securities in an Aug 10 research report says: "The 55% decline in Ho Bee's bottomline was expected with slower residential sales and reduced leasing income following divestment of investment properties such as TG Building, Platinum 28 and part of its strata office space at Samsung Hub.

"During the quarter the group sold c14 units at The Orange Grove, bringing sales to 68% and continued to recognize billings from its ongoing projects. The group also booked in 30% of contributions from its One Pemimpin industrial development, of which 76% of the 115 units have been taken up.

"With a gearing of only 0.32x, the group is well positioned to tap new opportunities. The stock is trading at a 51% discount to RNAV of $2.70 and 0.62x P/Bk NAV. Target price of $1.76. MAINTAIN BUY."

Phillip Securities Research in a Feb 25 research report says: "Ho Bee reported a better set of 4Q2010 results, with revenue at $112.1 million, increased 13% y-o-y, and net profit at $115.6 million, upped 168% y-o-y, due mainly to higher recognition of revenue from property development projects in the quarter.

CIMB cuts Ho Bee target to $1.85, keeps outperform

CIMB Research has cut its target price for Singapore property developer Ho Bee Investments (HBEE.SI) to $1.85 from $2.07 but maintained its outperform rating.

Ho Bee’s core net profit of $211 million for 2010 met CIMB’s expectations but was below analysts’ consensus. CIMB said Ho Bee’s earnings growth in 2011 should be underpinned by a revival of sentiment for Sentosa island property.
“Sales on the island as been slow,” CIMB said, pointing out that the recently completed condominium, Turquoise, is still 53% unsold.
However, CIMB takes comfort in Ho Bee’s stronger capital structure since the last recession, adding that Ho Bee remains the largest developer in Sentosa with three luxury projects.
At 10:48 a.m., Ho Bee shares were up 3.1% at $1.35 with over 1.3 million shares traded.

Ho Bee - Phillip Securities downgrades Ho Bee to Hold

Phillip Securities downgrades Ho Bee Investment (H13.SG) to Hold from Buy, citing limited upside for shares given no additional sales from housing project launches in near term. 



Keeps target price at $1.91; “earnings for the remaining of FY10 will still depend mostly on its sales recognition according to construction progress. While we continue to see support in the luxury residential segment, sales volume is expected to remain low in 4Q 2010.” 

Adds, developer won't be launching any projects in 4Q10, will resume launches in 1H11.

Shares +0.6% at $1.69.

Ho Bee - Ho Bee started at Buy by Kim Eng with $1.91 target

Kim Eng Securities starts Ho Bee Investment (H13.SG) at Buy with $1.91 target price, based on 30% discount to RNAV estimate, says Dow Jones.



Kim Eng says high-end developer should be able to weather uncertainties in Singapore's residential market, arising from recent housing-market curbs, by recognising additional profits of $220 million from homes already sold.


Research house notes unsold units from launched projects could generate another $350 million profits based on current market prices. Says recent acquisition of commercial site in Singapore adjacent to Buona Vista MRT station will help boost Ho Bee’s recurring income stream.



“We expect demand to be strong given the site's proximity to transport infrastructure,” says Kim Eng. Shares flat at $1.51.
