Singapore: The Day Ahead

SINGAPORE DAYBOOK : The constraints and advantages that S'pore has: Tharman

[SINGAPORE] The global economy, especially the developed countries, should expect to go through a period of "sub-normal growth" for several years to come, says Deputy Prime Minister Tharman Shanmugaratnam.
And while this will cause problems for everyone, he said Singapore is "fortunate" because of the many opportunities available to its people across regions such as Asia, Africa and Latin America that will help "balance the loss of demand growth" in the advanced economies.
He made these points during a question-and-answer session after delivering the S Rajaratnam Lecture yesterday, an annual event organised by the Ministry of Foreign Affairs' Diplomatic Academy in honour of Singapore's first and longest-serving foreign minister.
Mr Tharman, who is also Finance Minister, said the government is doing all it can to improve the lives of Singaporeans, especially the lower-income group.

PROPERTY - SINGAPORE | OVERWEIGHT |

Maintain OVERWEIGHT as the market has priced in an overly bearish scenario for
property and REITs stocks on expectations of a rise in interest rates with the Fed's tapering
Tapering will have minimal impact on short-term rates and we expect a growth pick-up to
offset a rise in long-term rates
We are already factoring in a 3% rate for bond yields (60bp higher than the current yields of 2.4%)
We prefer diversified, deep-value developers and high-beta REITs in the office space with OUE, Ho Bee and CapitaCommercial Trust as our top BUYs
Most upbeat on the office segment, wich is turning around with spot rents picking up and positive rental reversions accelerating, underpinned by healthy demand and limited supply
We forecast office rents to pick up by 8% yoy in 2014
Retail rents are expected to remain stable, rising 0-2% yoy in 2014, while industrial rental growth will likely moderate to 0-2% yoy following a larger upcoming supply in 2014-15
REITs: High-beta office and industrial REITs to outperform as the economic recovery
gains momentum
We expect S-REITs to transition from yield vehicles to growth vehicles, led by the rental growth pick-up in the office segment
Business parks and high-tech industrial spaces should follow as these segments are closely linked to the office segment
Suntec REIT, CapitaCommercial Trust and Ascendas REIT are our preferred REIT picks
Developers are deep in value but lack near-term catalysts
Peak/trough P/B multiples suggest developers offer an attractive upside potential of 131% vs a downside risk of 40%
However, near-term newsflow from the residential segment is likely to be negative as the
latest property measures will result in a 5-10% yoy fall in property prices and 20-30% yoy fall in volumes in 2014
Slowing residential demand and elevated land prices are prompting developers to explore overseas land acquisitions
We prefer diversified developers with exposure to the commercial segment
CapitaLand, OUE and Ho Bee are our preferred picks

VARD HOLDINGS | HOLD | TP: S$0.84

Vard Holdings Limited (VARD) announced that it has secured a new contract for the construction of one advanced offshore support vessel (OSV) worth ~NOK400m
This contract was awarded by Island Offshore, which is an existing customer of VARD
VARD has delivered more than 30 vessels to Island Offshore previously, while it also has five vessels under construction for Island Offshore
Delivery for this OSV is scheduled for 1Q15
This latest contract brings total YTD order wins for VARD to NOK12.3b, within our forecast of NOK12.9b
Hence, we maintain our HOLD rating and S$0.84 fair value estimate on VARD, pegged to 8x FY14F EPS

OCBC Securities says...

Oil and Gas: Good performance to continue in 2014 | OVERWEIGHT |

Index mostly in-line with market; among top three best performing sub-indices
The FTSE Oil and Gas index has performed more or less in-line with the broader market this year. Still, it is among the top three best-performing FTSE sub-indices YTD, along with the FTSE Telecommunications and FTSE Maritime indices. On the other hand, price performances of individual stocks have differed greatly, with the key outperformers being Kreuz Holdings (+95% YTD) and Ezion Holdings (+45% YTD) in the Offshore & Marine space.
Positive on the rig building sector and certain OSV segments
Stepping into 2014, we continue to advocate a focused stock-picking strategy, overweighting companies that are operating in sub-sectors with more favourable demand-supply dynamics, and those with strong balance sheets and order books. The local rigbuilders are expected to continue securing orders at a pace that will at least match this year's, while the offshore support vessel sub-sector should also see continued recovery as the market situation gradually tilts in favour of vessel owners - the Indonesian and Malaysian OSV sectors are especially looking relatively promising. Meanwhile, subsea tendering activity remains firm.
Solid long-term fundamentals; near term driven by macro events
We believe that the offshore sector has strong long-term fundamentals as countries have an interest in fulfilling as much domestic demand as possible in order to boost energy security. Investors should be mindful, however, that macro events remain a key driver of the broader sector in the near term. Going into 2014, we remain OVERWEIGHT on the oil and gas sector, as we expect that the favourable oil price environment will continue to be conducive for capital expenditure. Our preferred picks are Keppel Corporation [BUY, FV: S$12.87], Sembcorp Marine [BUY, FV: S$5.68], Ezion Holdings [BUY, FV: S$2.57] and Nam Cheong Ltd [BUY, FV: S$0.37].

7 Nov 2013
KEY IDEA

BreadTalk Group: Same ol' same ol'
BreadTalk's 3Q13 results exhibited the same traits as before. Revenue and operating profit increased following top-line growth across all three operating segments but operating margins remained depressed. In the coming quarters, we expect this trend to persist, especially with its new stated goal of having S$1b in revenue by 2016 and 2,000 stores by 2018. In our view, achieving these goals will be challenging in such a short-time as even our moderately optimistic medium-term projections has them missing the mark. More importantly, we feel that group has to address margin declines sooner rather than later as revenue growth without corresponding bottom-line increases via margin improvements will be hollow. Until then, we maintain SELL on BreadTalk with an unchanged fair value estimate of S$0.77. (Lim Siyi)

MORE REPORTS

Vard Holdings: Strong margins pressure
Vard Holdings Limited's (VARD) 3Q13 results fell short of ours and the street's expectations, with revenue and PATMI dipping by 3.5% and 66.7% YoY to NOK2,370m and NOK76m, respectively. There was also strong margins pressure as its Niteroi yard in Brazil continued to experience cost overruns and delays. Nevertheless, the situation appears to be stabilising and we are also positive on its healthy orders intake worth NOK7.95b in 3Q13. This has boosted its orderbook to NOK19.5b as at 30 Sep 2013, versus NOK16.4b as at 30 Sep 2012. We rework our assumptions following a change in analyst coverage, lowering our FY13 and FY14 PATMI projections by 23.1% and 2.7%, respectively. Applying a PER valuation peg of 8x (approximately in-line with its average forward PER since listing) to our FY14F EPS forecast, we derive a new fair value estimate of S$0.84 (previously S$0.80). Upgrade VARD from Sell to HOLD. (Wong Teck Ching Andy)

Lippo Malls Indonesia Retail Trust: 3Q13 results in-line
LMIRT reported 3Q13 gross rental income of S$38.9m, up 13.6% YoY. The increase was mainly due to the acquisition of the six new malls in 4Q12, and positive rental reversions for the existing malls. Distributable income increased by 20.7% YoY to S$19.1m and DPU climbed 19.2% YoY to 0.87 S cents. Results for the quarter were in-line with ours and consensus expectations. 9M13 DPU of 2.69 S cents forms 75% of our FY13 estimate. We maintain our HOLD rating on LMIRT but place our fair value of S$0.44 under review. We will be speaking with management shortly. (Sarah Ong)

Yoma Strategic Holdings: No surprises from 2QFY14 earnings
Yoma reported 2QFY14 PATMI of S$3.3m, versus a loss of S$4.2m in 2QFY13. The return to profitability was mainly due to the sale of two buildings in Zone B of Star City, for which Yoma recognized S$15.1m of revenue and an incentive fee of S$2.3m, and lower staff costs. YTD PATMI now cumulates to S$3.76m and is judged to be mostly within expectations, making up 48.0% of our full year forecast for FY14. We note, however, that 2QFY14 gross margin has slipped 2.4 ppt YoY to 44.9% due to a lower contribution from Pun Hliang Golf Estate which is a higher margin project. In terms of the 2QFY14 topline, it increased 132.4% YoY to S$27.0m, again mostly due to recognition of residential sales and LDR sales at Star City. As at end Sep-13, 523 (out of 528 total units) at Star City's Building A3 and A4 were sold, up marginally from 513 units sold as at end Jun-13. Maintain HOLD with an unchanged fair value estimate of S$0.84. (Eli Lee)

Keppel Corporation: Secures order for five jack-ups from Transocean
Keppel Corporation's (KEP) offshore and marine arm has secured an order from returning customer Transocean to build five KFELS Super B Class jack-up rigs for US$1.1b. In addition, Transocean has options to build up to another five similar jack-up rigs with KFELS. With a price tag of about US$220m for each rig, this is more or less in line with Falcon Energy's order from KEP in Apr this year for a similar rig. We view this contract as an affirmation of KEP's leading position as a rigbuilder in the eyes of established industry players, and think that the contract likely landed in KEP's hands due to 1) the proven track record the KFELS Super B Class design has with Transocean (recent units enjoyed high revenue efficiency), and 2) the tight delivery schedule (progressive from 1Q16 to 3Q17) is safer in a pair of trusted hands. KEP has secured orders worth about S$6.4b YTD, exceeding our full year estimate of S$6b. Maintain BUY with S$12.87 fair value estimate. (Low Pei Han)

Singapore: The Day Ahead

SINGAPORE DAYBOOK : Singapore Exchange lifts trading curbs on three linked companies

[SINGAPORE] Singapore Exchange Ltd (SGX) is to lift trading curbs on three inter-linked companies whose S$8.7 billion (US$7 billion)slump in combined market value in just two days earlier this month had sparked criticism of the SGX's market controls.
SGX said on Friday it was lifting curbs on Blumont Group Ltd , Asiasons Capital Ltd and LionGold Corp Ltd, restoring their full access to the equity market.
Trading in the three had been suspended on Oct 4 after their shares suffered dramatic reversals from massive increases built up earlier this year. SGX subsequently declared them "designated securities", meaning traders could not short-sell them and had to pay for any purchases with cash upfront.
These trading curbs, the first to be imposed on any Singapore-listed stocks for five years, will be lifted on Monday, though SGX said on Friday it would continue to monitor trading of all three.

KEPPEL CORPORATION | BUY | TP: S$12.90

Stripping out exceptional gains, Keppel's core net profit grew 17% q-o-q to S$403m in 3Q13, largely in line with expectations
The key highlight was the stronger than expected O&M operating margin that expanded 2.3ppts q-o-q to 16.5%, attributable to more deliveries of KFELS B class jack ups and higher repair margins for certain projects
However, this was offset by lower O&M revenue recognition resulting from slower orderbook drawdown
Property income rose 70% q-o-q to S$201m, driven by home sales in Singapore and China
9M13 net profit amounted to S$1.08bn, forming 71% of our full year estimate
We believe Keppel's order win momentum will continue to gather steam in the next few months, underpinned by robust potential orders in the pipeline: 1) PEMEX's six jack up orders totaling US$1.3bn; 2) Golar's FLNG projects following recent conclusion of FEED study; 3) Transocean's orders of up to 10 jack up rigs worth US$2bn to be awarded as early as end Oct and 4) Potential first drillship contract by end of 2013. YTD order wins stood at S$5.3bn, and looks set to exceed our full year expectation of S$6bn
Keppel remains our preferred pick in the large cap O&M space
Its solid execution track record, global yard network, and world-class proprietary designs are unrivalled
We see near term price catalyst stemming from strong order win momentum
Maintain BUY with unchanged SOTP-based target price S$12.90

GENTING HONG KONG | BUY | TP: US$0.49

Travellers has priced its IPO at P11.28, raising about US$473m, and valuing the company at around US$4.2b
Recall that Travellers is offering 1,573m new shares with an over-allotment option of 236m shares
The international tranche was 5x oversubscribed, with 70% of international subscribers from Asia, 20% from Europe and 10% from the US
The valuation is at around the mid-point of the indicative pricing range, and values GENHK's diluted 44% stake in the entity at about US$1.8b, significantly above our SOTP estimate of US$1.1b (50% stake pre-IPO), which had pegged the Philippine unit at about 9x EV/EBITDA
At its IPO pricing, GENHK's SOTP would rise to US$0.64/share, and a higher US$0.68/share if we value GENHK's stake in NCL Holdings at its market value

CREDIT SUISSE Securities says...

KEPPEL CORPORATION | OUTPERFORM | TP: S$12.50

Keppel reported 3Q13 net profit of S$403 mn, in line with our and consensus expectation
O&M operating margin continued to improve to 16.5% in 3Q13 from 14.2% in 2Q13, largely due to repeated delivery of jackups of similar design
Margin was also boosted from improved mix effect with lower rigbuilding revenue, as O&M revenue fell to S$1.54 bn in 3Q13 from S$1.82 bn in 2Q13
Infrastructure net profit fell to S$34 mn in 3Q13 from S$36 mn in 2Q13 due to continued challenges for its EPC projects in Qatar and Manchester
However, no further provisions were taken in 3Q13, and management expects both projects to be completed in 2014, in line with earlier guidance
Property net profit surged to S$139 mn in 3Q13 from S$66 mn in 2Q13, driven by the start of profit recognition for Corals at Keppel Bay (158 out of 366 units sold) and strong contribution from China
We maintain our OUTPERFORM rating and target price of S$12.50
Keppel is our preferred pick within the large cap offshore and marine sector

KEY IDEA

Keppel Corporation: O&M margin continues to rise
Keppel Corporation (KEP) reported a 8.4% YoY fall in revenue to S$2.95b but saw a 32.1% increase in net profit to S$457.6m in 3Q13, such that 9M13 net profit accounted for 77% of our full year estimates. Stripping out one-off items, we estimate recurring net profit at S$396m, in line with expectations. Operating margin in the O&M segment was strong at 16.5% in 3Q13, much higher than 2Q13's 14.2%. Order flow YTD has also been healthy, with KEP securing about S$5b new orders so far vs our full year estimate of S$6b. The net order book stood at a record S$13.6b as at end Sep. We continue to see good prospects in the O&M sector with the healthy rig demand, and expect the group to continue with its Near Market, Near Customer strategy. Maintain BUY with S$12.87 fair value estimate. (Low Pei Han)

CapitaCommercial Trust: Average portfolio rent continues uptrend
CapitaCommercial Trust (CCT) reported 3Q13 distributable income of S$58.8m - 1.6% higher YoY. This cumulates to a 9M13 distributable income of S$174.4m, up 2.2% YoY, which is within expectations and make up 75.9% of our FY13 forecast. 3Q13 DPU is 2.04 S-cents which translates to a 5.7% distribution yield based on the last closing price of S$1.42. The growth in 3Q13 distributable income was mainly due to lower interest expenses and the distribution of S$1.7m in tax-exempt distributable income from Quill Capita Trust, which offset the impact from the loss of income support from One George St. Portfolio occupancy edged up to 97.6% as at end 3Q13, versus 95.8% in the previous quarter. In addition, as a result of continued rental reversions, CCT's average committed office portfolio rentals increased to S$8.03psf from S$7.96psf. We would speak further with management regarding these results and, in the meantime, maintainBUY with our fair value estimate of S$1.61 under review. (Eli Lee)

Mapletree Logistics Trust: Delivering steady growth
Mapletree Logistics Trust (MLT) reported a 1.3% YoY drop in 2QFY14 NPI to S$66.6m, as its Japan portfolio saw lower translated income on weaker JPY. Stripping out the forex impact, NPI would have increased by 3.4% due to positive rental reversions and contributions from its past three acquisitions. Total amount distributable to unitholders grew at a faster pace of 7.5% to S$44.5m, as MLT substantially hedged its income streams from Japan, benefitted from lower financing costs, and distributed S$0.6m in divestment gains from 30 Woodlands Loop. For the quarter, DPU came in at 1.82 S cents, representing a 6.4% growth YoY. We deem the results to be in line with our expectations, as 1HFY14 DPU of 3.62 S cents have met 49.9% of our full-year DPU forecasts (consensus: 51.0%). Looking ahead, MLT reiterated that it will continue to optimize the portfolio yield through repositioning, enhancement and redevelopment opportunities. We will be attending MLT's analyst briefing later in the morning. For now, we put our HOLD rating and S$1.15 fair value estimate under review. (Kevin Tan)

KEY IDEA

Lian Beng: 1QFY14 results marred by marketing expenses
Lian Beng announced 1QFY14 PATMI of S$7.3m - down 30.9% YoY - mostly due to increased selling and marketing expenses incurred at development projects and the cessation of tenant leases at Hougang Plaza. Topline for 1QFY14 came in 44.2% higher YoY at S$163.5m; due to a shift in revenue mix with a heavier percentage contribution from the construction segment, overall gross margins continue to dip - falling from 14.1% in 1QFY13 to 12.2% in 1QFY14. We note that Lian Beng continues to enjoy a firm construction book of S$1.2b, which would buttress forward revenues to an extent, and also a strong balance sheet with S$200.7m in cash with a fairly benign net gearing of 25.2%. That said, we see increasing uncertainties in the domestic residential space from recent cooling measures which could result in headwinds for the group's property development business going forward. Rated BUY with a fair value estimate of S$0.58.(Eli Lee)

Keppel Corporation: Secures another Mexican order

Keppel Corp's offshore and marine arm has secured a contract from Central Panuco S.A. De C.V., a subsidiary of Mexico's Perforadora Central, to build a KFELS B Class jackup rig worth US$240m, including owner furnished equipment. Scheduled for delivery in 4Q 2015, the jackup rig is intended for operations in offshore Mexico, and is the 13th KFELS B Class jackup rig that has been ordered for the Mexican market since 2010. Recall that KEP just won a US$440m order to build two similar design rigs for Clearwater in early Oct. KEP was won a total of S$5.2b orders YTD, accounting for about 87% of our full year estimate. Maintain BUY with S$12.87 fair value estimate. (Low Pei Han)

KEY IDEA

Keppel Corporation: Healthy order wins and expecting more
Keppel Corporation (KEP) has secured new orders worth about S$4.9b YTD, close to our original forecast of S$5b. With good order momentum that is supported by prospects in the O&M sector, we increase our new order win forecast to S$6b for this year, while keeping our S$6.75b target for FY14F unchanged for now. KEP also recently announced that it will jointly develop, own and operate a yard facility in Mexico, in line with its "Near Market, Near Customer" strategy that we have always believed will put it in good stead to win new orders, especially with increasing focus on local content requirements. Besides more orders expected from Mexico, we also look to other growth areas such as West Africa, the Caspian Sea and the Gulf of Mexico. Our SOTP-based fair value estimate rises from S$12.53 to S$12.87; maintain BUY. (Low Pei Han)

Ascendas REIT: Heading for another harvest
We are positive that Ascendas REIT (A-REIT) will put up a firm showing in FY14, as it is likely to benefit not only from incremental rental income from The Galen and continued positive rental reversions, but also from the completion of its various investment projects. While the industrial property market was relatively static in 3Q13 amid uncertainty in the manufacturing economy, we understand that the demand in the high-tech and business park segments has continued to hold up well. Given A-REIT's significant exposure in these sub-markets, we believe A-REIT is in better position to shield off any fatigue in the industrial rental market. Maintain BUY and S$2.45 fair value on A-REIT. (Kevin Tan)

Singapore: The Day Ahead

SINGAPORE DAYBOOK : Obama warns Wall Street over fiscal crisis

[WASHINGTON] President Barack Obama sent Wall Street a blunt warning Wednesday that it should be very worried about a political crisis that has shut down the government and could trigger a US debt default.
Mr Obama said he was "exasperated" by the budget impasse in Congress, in an interview with CNBC apparently designed to pressure Republicans by targeting the financial community moments after markets closed.
The president then met Republican and Democratic leaders for their first talks since the US government money's ran out and it slumped into a shutdown now well into its second day.
But few informed observers held out much hope for a sudden breakthrough.

YOMA STRATEGIC HOLDINGS | HOLD | TP: S$0.87

Yoma reported that it has entered into a strategic alliance with Mitsubishi Corporation
to jointly explore business opportunities in Myanmar
In addition, Mitsubishi Corp and Mitsubishi Estate have signed an MOU to invest in Yoma's Landmark project (excluding the Peninsula Yangon)
We see these developments as positives which points to management's continued deal-making ability and ambitions to grow as a major conglomerate
There are two sets of implications here, in our view
First, that Mitsubishi opted to invest in the Landmark project before construction is slated to begin in Nov-13 leads us to establish a base case that the lease completion and subsequent 1-for-4 rights issue at S$0.38 would occur this quarter
Second, we see this alliance with the blue-chip Mitsubishi cementing Yoma's
reputation (note that Mitsubishi Estate and CapitaLand are partners in Singapore) and
further widening its access to capital and business opportunities in Myanmar
We would speak with management later today and, in the meantime, put our Hold rating
with a fair value estimate of S$0.87 under review

DBS Securities says ...

HI-P INTERNATIONAL | HOLD | TP: S$0.65

Our recent channel checks suggest that Hi-P's recovery may have hit a speed bump as less than spectacular reception to Apple's 5C iPhones has clipped off potential upside for Hi-P
While the company has the capability to support 5S models, we believe production volume may not be that high as Hi-P is relatively new in metal processes
At the same time, Blackberry is deteriorating at a much faster pace than expected, having reported dismal revenues, c.US$1bn inventory write-off and is looking to lay off 4500 workers
We believe 3Q earnings are on track to meet our estimates of 5% growth q-o-q, lifted by ramp up of new products
However, the staggering stockpiles at Blackberry and possibly Apple could drag down 4Q's production volume
Moreover, Blackberry's ongoing restructuring is bound to create uncertainty, leading to lower volumes in the near term
Hence, we now expect 4Q earnings to be 20% lower q-o-q
We are cutting FY13/14F earnings by 17%/27% to account for the expected slowdown in volumes
We believe the prospects of a weaker outlook could lead to cuts in consensus earnings, which are higher than ours
Taking into account our earnings downgrade and the weaker outlook, our TP is cut to S$0.65, based on 13.5x FY14 PE
Downgrade to Hold.

KEPPEL CORPORATION | BUY | TP: S$13.50

Keppel Corp (Keppel) has secured two rig orders from an affiliate of Clearwater Capital Partners to build a pair of premium KFELS B Class jack-up rigs
The total cost of the rigs is about US$440m (S$550m), which also includes owner-furnished equipment and project management fees
These rigs are scheduled to be completed in 4Q15 and 1Q16 respectively
Ytd, Keppel has won S$4.7b worth of new contracts, We maintain our new contract win projection of S$6b for 2013 (also S$6b each for 2014 and 2015)
More yards are diversifying to offshore heavy engineering because of dwindling shipbuilding orderbooks of conventional ships (ie dry bulk carriers, containerships and tankers), as a result of the current still weak global shipping market
Singapore rig builders are facing competition from Chinese shipyards in the standard jack-up rig segment (US$200m apiece), but it remains to be seen whether the first-time rig-building Chinese yards can deliver on time
A tighter credit environment in China will curb the competitiveness of Chinese yards
Separately, South Korean yards have muscled into the harsh-environment jack-up rig space because of its sizeable contracts
In the past, South Korean yards had stayed away from building standard jack-up rigs, preferring to focus on higher-value semi-submersible rigs and drillships (US$600m apiece). Japanese yards had - at the beginning of this year - also expressed their intention to diversify to offshore heavy engineering, but they are very late-comers in the rig-building game
With an extensive global network of more than 20 shipyards, Keppel believes its near-market, near-customer strategy is the way to beat competition
Maintain BUY on Keppel with our target price unchanged at S$13.50
No change in our earnings forecasts
Keppel remains our preferred large-cap O&M stock pick

CDL Hospitality Trusts: Upgrade to BUY on valuation grounds

Summary:
Based on STB figures, we estimate that Hotel RevPAR saw a mild growth of 2% YoY to S$232 in Aug. This compares favorably to the overall YoY decline for Jan to Aug of 1.9%. With generally positive sentiment from hoteliers about Sep, we could see stabilization in the sector. CDLHT is 23% below its 52-week peak of S$2.12 on 17 Apr, dragged down by poor sector data points and general concern about oversupply. However, we believe that the negative news has been priced in and at the current price level is a reasonable entry point. Incorporating a risk-free rate of 2.4% (versus 2.7% previously) into our DDM model to reflect lower bond yields, we raise our FV on CDLHT to S$1.83 from S$1.56. On valuation grounds, we upgrade CDLHT from a Hold to a BUY. On valuation grounds, we upgrade CDLHT from a Hold to a BUY. CDLHT is trading at an attractive FY13 dividend yield of 6.4% (based on 90% distributable income payout). (Sarah Ong)

Keppel Corporation: Secures two jack-up rig orders

Summary: Keppel Corporation (KEP) yesterday announced that its offshore and marine arm has secured a contract from an affiliate of Clearwater Capital Partners to build two premium KFELS B Class jackup rigs. The total cost of the project is about US$440m, which includes owner-furnished equipment and project management fees. Scheduled for delivery in 4Q15 and 1Q16, the rigs are more pricey than Clearwater's earlier order of same-design rigs from Keppel in Jan 2011 (US$360m for two units, though this figure was just the shipyard cost). KEP has secured orders worth about S$4.8b YTD, accounting for 96% of our new order win estimate, which is likely subject to a slight upward revision. Maintain BUY with S$12.53 fair value estimate. Singapore: The Day Ahead

SINGAPORE DAYBOOK :S-EA to drive IPO growth in S'pore: Bocker. Japanese, European companies also show more interest in listing here.

SOUTH-EAST Asian companies will continue to be a key source of new listings for the Singapore Exchange (SGX), even as interest from Japanese and European companies picks up, SGX chief executive Magnus Bocker said yesterday at the market operator's annual general meeting.
"SGX is one of the most international exchanges in the world" with 40 per cent of its listed companies based outside of Singapore, Mr Bocker said, in response to questions from shareholders about the exchange's ability to attract foreign issuers.
Looking ahead, the immediate region will remain the key contributor to new listings. "I think you will see an increased number of listings from Asean," Mr Bocker said.
Singapore's political and regulatory stability is attractive to asset managers, and gives SGX a leg-up over its regional rivals in attracting initial public offerings, he said. "It's because of the trust in Singapore, in SGX."

CENTURION CORPORATION | BUY | TP: S$0.77
Centurion is a premier player in the foreign worker dormitory business, garnering c.11% market share with 18,000 beds in three dormitories in Singapore
The Group has also expanded into Malaysia since 2011, operating 11,000 beds as the first and only purpose-built dormitory operator in the country
With its aggressive growth strategy, the Group has grown from operating 5,300 beds in 2011 to c.30,000 today, with another 25,000 beds in the pipeline by 2015
As an operator of approved dormitories, Centurion is a beneficiary of increasing government rigour in ensuring that minimum housing standards for foreign workers are adopted
However, the availability of such dormitories is limited - there are c.740k foreign workers vs. c.160k purpose-built dormitories today - and as a result, monthly bed rents have increased c.30% over the past three years
This shortage should continue to support further rent increases over the next few years
Meanwhile, supply of dormitory land remains scarce due to the relative difficulty in identifying socially and commercially viable land plots for development
Key growth drivers are continued rent increases (we assumed 5% p.a.), higher occupancy and 50% expansion in beds in Singapore from 2013 to 2015 and 120% in Malaysia by 2015
Beyond worker's dormitory business, Centurion has also expanded its mandate to include student accommodation in the region
Including the potential dilution from a proposed 1-for-10 bonus issue of warrants, we derived a DCF-based TP of S$0.77, assuming 6.97% WACC
Further acquisitions and higher than expected rent rates are potential upsides, while there are risks of higher land/construction costs resulting from competition and regulatory changes

OCBC Securities says ...

SOILBUILD BUSINESS SPACE REIT | BUY | TP: S$0.82

We are initiating coverage on Soilbuild Business Space REIT (Soilbuild REIT) with a BUY rating
Our fair value of S$0.82 is based on the dividend discount model, and implies an attractive total expected return of 20.1%
At current price, Soilbuild REIT is trading at the steepest discount of 8.8% to its book value, compared to an average P/B of 1.10x seen across its subsector peers
This is unjustified in our view given Soilbuild REIT's quality portfolio assets, growth potential and respectable FY14F yield of 7.8%
Soilbuild REIT currently owns a young portfolio of seven modern business space properties in Singapore which enjoy excellent connectivity
In addition, Soilbuild REIT has the largest exposure to the business park segment relative to the other industrial S-REITs
We like Soilbuild REIT's exposure in this space because demand in the local scene has been growing steadily throughout the years due to its high quality and lower rents relative to traditional office spaces
The Sponsor for Soilbuild REIT is Soilbuild Group Holdings, a leading integrated property group based in Singapore
It is one of the few Singapore construction companies that are allowed to tender for
public sector projects without any value limitations
Given Soilbuild Group's track record and expertise, we believe Soilbuild REIT is able
to leverage on the capabilities of its Sponsor to grow its income
Soilbuild REIT is granted Right of First Refusal (ROFR) by its Sponsor over all its income-producing business space assets in Singapore
The ROFR currently covers four industrial properties, providing Soilbuild
REIT with a clear acquisition pipeline
In addition, several of its properties have under-utilized plot ratios, and present opportunities for growth
As of the listing date, Soilbuild REIT is sitting at healthy gearing ratio of 29.9%, while 75.0% of its interest rates are fixed
This not only gives Soilbuild REIT ample debt headroom to pursue its growth plans but also limits its exposure to rising interest costs

Keppel Corp (KEP) has secured two FPSO conversion contracts
This lifts its YTD new orders to SGD4.3bn, accounting for 72% of our SGD6bn order win estimate for FY13
The contracts are positive as they reflect the group's strong execution capability and raise its net order book to SGD14.4bn
We maintain our EPS estimates, BUY rating and TP of SGD12.24
Conversion project from SBM, a repeat customer
The first contract from SBM Offshore (SBMO NA, NR) is for the conversion of a floating,
production, storage and offloading (FPSO) unit that will be used for the Stones ultra deepwater development by Shell in the Gulf of Mexico
The FPSO is designed with a processing capacity of 60,000 barrels of oil per day (bopd) and will be able to store 800,000 barrels of crude oil
Beating MMHE to bag M3nergy FPSO conversion contract
The second contract, awarded by M3nergy, involves the conversion of a FPSO for the
Petronas-operated Bukit Tua Field, 35km north of Madura Island in Indonesia
The conversion is expected to be completed in 2Q14
The FPSO will have a production capacity of 25,000 bopd and a storage capacity of 630,000 barrels
We understand KEP beat other yards to the job, including Malaysia Marine and Heavy Engineering Holdings (MMHE MK, NEUTRAL, FV: MYR4.11)
We value the stock using a SOP approach according to the following: i) Keppel O&M at an 18x FY14F P/E (previously 16x), ii) infrastructure at 8x FY14F, iii) Keppel Land (KPLD SP, NR) at SGD4.36 per share, iv) KGreen Trust (KGT SP, NR) at SGD1.20
based on a 6.5% yield, and v) the market prices of the group's other listed companies

MARKET PULSE: Oil & Gas, Local Retail REITs
29 Aug 2013
KEY IDEA

Oil and Gas: Looking beyond the volatility
YTD, the FTSE Oil and Gas index has generally tracked the broader market, though there have been instances of a divergence in performance. Besides the exploration and production segment garnering more investor interest, we are increasingly positive on the OSV segment, while prospects of the rig market remain bright, underpinned by the sustained high oil price environment. Still, the relatively high-beta O&G sector is very much sensitive to macroeconomic events. The possibility of increasing capital flows from Asia to the US remains, and investors may want to look beyond the short term volatility and focus on the positive longer-term growth prospects of the sector. Maintain Overweight with a one-year horizon, with Ezion Holdings [BUY, FV: S$2.90], Keppel Corp [BUY,FV: S$12.53] and Sembcorp Marine [BUY, FV: S$5.64] as our preferred picks. For investors seeking less volatility in terms of earnings but with O&G exposure, Sembcorp Industries [BUY, FV: S$6.48] is a worthy candidate. (Low Pei Han)

MORE REPORTS

Local Retail REITs: Outlook remains sanguine
Local retail landlords ended 2Q13 on a positive note, with results mostly in line with our expectations. Aggregate leverage for the quarter has also improved sequentially across the board. Notably, a significant portion of the REITs' existing borrowings are either based on fixed rates or hedged. This will likely limit the impact of rising interest rates on the REITs' DPUs and yields. Looking ahead, we are maintaining our positive view on the local retail REITs due to AEI activities and better rental rates for the leases due for renewal. In addition, the local retail landscape has remained largely stable. According to Jones Lang LaSalle (JLL) 2Q13 Singapore property market review report, the growth in rents island-wide is likely to range between 0% and 0.2%, while capital values grow by 2.7%-3.8% in 2013. We are keeping our OVERWEIGHT rating on the local retail REIT subsector. Starhill Global REIT remains as our preferred pick, due to its apparent growth drivers, higher-than-average yield of 6.8% and compelling valuation (0.88x P/B). (Kevin Tan)

SINGAPORE DAYBOOK :US Fed mulls reverse repo plan to achieve rate target
THE US Federal Reserve is considering a new tool to help drain cash from the banking system and keep short-term interest rates on target when it shifts from its current cheap-money policy, minutes of the Fed's July policy meeting showed on Wednesday.
Fed policymakers were briefed during the July 30-31 meeting on the potential for creating a fixed-rate facility for overnight reverse repurchase agreements, or reverse repos.
"They are setting the stage for an eventual policy tightening by sometime in 2015," said Mary Beth Fisher, head of US interest rates strategy at SG Corporate & Investment Banking in New York.
Reverse repos go together with the interest the Fed pays on excess reserves and the term deposit facility as tools to control short-term interest rates when the central bank is ready to normalize rates from their rock-bottom levels. (Source: The Business Times)

United Envirotech was awarded RMB100m (~S$20m) BOT contract by the government of Yantai City for a municipal wastewater treatment project in Shandong Province, China This BOT is a 25-year concession to build and operate a wastewater treatment plant utilising UENV's membrane bioreactor technology (MBR) for capacities of 30,000m3/day for Phase 1, reaching 80,000m3/day upon completion of Phase 2
Under the terms of the BOT contract, the minimum off-take quantity is 70% of the design capacity for Year 1 and it will be stepped up to 100% in 4 years' time
Contract value met 25% of our FY14 new win assumption of RMB400m
Additional capacity from this contract is slightly higher than our forecast
We had expected UENV to acquire another 50, 000m3/day of capacity with the remaining S$18m proceeds from KKR
While the full designed capacity is ahead of expectation, development in phases implied that a longer time is needed to reach full utilization
Hence, no material changes to our estimates
No change to our forecast, S$0.90 TP and Hold call
In terms of expectations, we hope to see UENV catches up on EPC contracts to meet FY assumptions whereas anymore BOT/TOT/acquisitions would pose upside to our DCF valuations of the Treatment business

Singapore: The Day Ahead

SINGAPORE DAYBOOK : China banks latest to join commodity party. And they're a force to be reckoned with, even overshadowing the local banks

[SINGAPORE] The commodity trade financing business is getting crowded.
Since the sector first came into the spotlight in late 2011 when the European sovereign debt crisis caused French banks - the traditional commodity financiers - to rein in their lending, new actors such as DBS have come onto the stage.
And now, Chinese banks are muscling in.
While typically more supportive of Chinese state-owned enterprises in the past, banks such as ICBC, Bank of China and China Construction Bank are also starting to enter the international space, said commodity trading houses. (Source: The Business Times)

KEPPEL CORPORATION | BUY | TP: S$13.50

(Keppel) has declared an interim DPS 20.8 S cents, comprising a) cash DPS of 10.0 S cents and b) a dividend in-specie of Keppel's remaining KREIT units (on the ratio of 8 K-REIT shares for every 100 Keppel shares held) equivalent to 10.8 S cents/share
Keppel has also announced a top management rejuvenation
CFO Loh Chin Hua is to replace CEO Choo Chiau Beng from 1 Jan 14
Keppel has reported a net profit of S$703.8m (-45% yoy) for 1H13
Excluding exceptionals and fair value items, net profit for 1H13 was S$677m
Against our earlier net profit forecast of S$1.410b for 2013, results appear to be in line with our projection, but may be marginally below consensus net profit of S$1.563b for 2013
Net profit for 2Q13 came in at S$346.8m (-33%)
The dip in 1H13 O&M net profit (-8% yoy in 1H13) was due to a lower O&M turnover (-13% yoy)
2Q13 O&M operating margin of 14.2% (1Q13: 14.0%; 4Q12's 12.8%) was firm. O&M margins appear to be bottoming
Lower property net profit (-62% yoy) for 2Q13 was because 2012 earnings were skewed by large exceptional earnings from deferred payment sales at Reflections at Keppel Bay project
Better infrastructure net profit (+20% yoy) was due Keppel Merlimau Cogen's expansion and a reversal of earlier cost provision, but partially offset by losses from the EPC contracts
Investment net profit was lower (-89% yoy) as 1H12 was boosted by large gains from disposal of investments
Firm O&M margins for 2Q13 and an unexpected interim dividend windfall of dividend in-specie of K-REIT share should boost investor sentiments
We raise our blended O&M operating margin assumption by 0.5ppt from 13.0% to 13.5%
As a result, we raise our 2013-15F net profit forecasts by about 3%
Our earnings forecasts have factored in contract wins of S$6b p.a.. Ytd, Keppel has won contract wins worth S$3.7b
Maintain BUY and raise our target price from S$13.10 to S$13.50, on a higher sum-of-the-parts (SOTP) valuation, which still values Keppel's O&M business at 18x 2014F PE
Besides a higher valuation for Keppel's O&M business following our O&M earnings upgrade, we have also imputed Keppel's investment (before additional shares from options conversion and additional cornerstone investor shares) in Kris Energy - as of end-1H13 - at the latter's IPO price of S$1.10/share

EZION HOLDINGS | BUY | TP: S$2.96

Ezion has signed a LOI to provide bareboat charter for a liftboat worth US$82.1m over five years
It may be converted to time charter at potentially higher contract value of c.US$90m
The rig is expected to be delivered to a national oil company in SEA by late 1Q 2015
The cost of the newbuild - US$60m - will be funded by the issuance of preference shares (27%) and bank borrowings (73%)
Ezion is issuing 300 redeemable exchangeable preference shares to five Global Investor Programme Funds at an issue price of S$100k each to raise S$29.5m net proceeds
Dilution is minimal at 1.4% and would be more than offset by 1.6% earnings accretion from the new liftboat

Refurbishment of service rig #5 had been completed in May as guided, but deployment to Myanmar is impossible until the monsoon season ends in September
Ezion is expected to absorb the bulk of lost income, which is US$2.5m per quarter
Separately, the delivery of liftboat #11 under construction at a Vietnamese yard may be delayed by three months to April 2015
On a positive note, service rig #14 to Pemex is commencing operation two months ahead of schedule in July and will contribute additional US$0.8m net profit in FY13
Maintain BUY; TP adjusted to S$2.96
We trimmed FY13-15F net profit 0.4-2.2% and assumed full conversion of the preference shares by FY15
This led us to adjust our TP to S$2.96, still pegged to 14x FY13/14 PE
We continue to like Ezion's strong growth profile and earnings visibility

KEPPEL CORPORATION | NEUTRAL | TP: S$11.44

Keppel's 2Q13 net profit of SGD347m (-3% QoQ, -33% YoY) lifted 1H13 net profit to SGD704m (-45% YoY), making up 52% of our estimate and 45% of consensus
We don't expect significant reaction to the results
O&M margins held up well and we raise FY13F/14F EPS by 5%/4%
The key focus will be on the leadership change, with CFO Mr Loh Chin Hua taking over as CEO from Mr Choo Chiau Beng on 1 Jan 2014
Maintain Neutral with a revised TP of SGD11.44 (from SGD11.21)
We see this set of results as slightly above as Offshore & Marine (O&M)'s operating margins held up well at 14.2% (1H13: 14.1%) and infrastructure earnings are likely to improve in 2H13 thanks to Merlimau plant start-up
Group's outlook is mixed as solid O&M market is offset by property policy headwinds
Two key management changes
The key focus in the next six months will be the leadership change with CFO Mr Loh Chin Hua taking over as CEO from Mr Choo Chiau Beng (1 Jan 2014) and Keppel O&M COO Mr Chow Yew Yuen replacing Mr Tong Chong Heong as CEO of Keppel O&M (1 Feb 2014)
While we don't expect a sharp strategy change, we note Mr Loh has a strong background in property fund and may lead to potential shift in asset allocation to property related business
Interim cash and special dividend in-specie of KREIT units
KEP will distribute interim dividend of SGD0.208 (1H12: SGD0.18) consisting of SGD0.10 cash and eight KREIT units for every 100 KEP shares (8-for-100) valued at SGD0.108
The distribution of up to 146.6m units in KREIT will lead to de-consolidation of KREIT in KEP's balance sheet as its effective stake will fall to ~46%
Upgrade FY13/14F EPS by 5%/4% on higher margin
Our revision came from higher O&M margins and stronger infrastructure earnings
Raise TP from SGD11.21 to SGD11.44. We update our valuation model to reflect the earnings adjustments, latest market prices and KPLD at TP of SGD4.36/share (consensus)
O&M is valued at 16x FY14F P/E
