Singapore: The Day Ahead

SINGAPORE DAYBOOK :November new home sales show buyers in charge

[SINGAPORE] Sales figures for new private homes last month underline a new reality in which location and attractive pricing are the main draws for buyers who are becoming more selective, analysts believe.
Data from the Urban Redevelopment Authority (URA) yesterday showed that excluding executive condominiums (ECs), developers moved 1,228 units in November, a 15 per cent increase from the 1,070 in October.
This works out to a take-up rate of 95 per cent for the 1,293 new private homes launched last month, and is comparable to the previous month when 1,124 units was released.
Buyers have turned more cautious following a total debt service ratio (TDSR) framework put in place in late June; developers sold just 481 private homes in July, less than a third of June's 1,806. But consultants believe that last month's tally shows that there is still interest for attractively priced and well-located projects.
Said Christine Li, head of research and consultancy at OrangeTee: "This could imply that there is demand in the market, and investors are simply biding their time."
November sales were boosted by strong demand for the Duo Residences in Bugis, where 600 units were sold at a median price of $1,999 per square foot (psf), and Alex Residences at Redhill, where 171 units were moved at a median price of $1,706 psf. The pricing for Duo Residences was seen as particularly attractive by analysts.
Successful developers adjusted prices to match current buyer sentiment, said Mohamed Ismail, CEO of PropNex Realty.
Alan Cheong, head of research at Savills Singapore, said that the November numbers affirm his belief that the TDSR won't cause a "slash and burn" in the market and will merely slow down the rate of sales.
In terms of performance by region, Core Central Region (CCR) saw more homes sold than the Rest of Central Region (RCR) and Outside Central Region (OCR) combined last month. Only two new CCR projects were launched, Duo Residences and Clermont Residence at Tanjong Pagar, but the overall sales of 662 units made up 54 per cent of all transactions.
But Nicholas Mak, executive director for research and consultancy at SLP International, said that this was an "unusual" event unlikely to repeat itself often in the near future, as there are not many projects like Duo Residences in the pipeline.
RCR sales volume was up 29 per cent from October at 352 units, backed by sales at Alex Residences, while OCR transactions fell 70 per cent to 214 homes, primarily on the lack of new launches.
Chia Siew Chuin, director of research and advisory at Colliers International said that homebuyers may be turning to reasonably priced homes in CCR and RCR given the narrowing price gaps between mid-to-high-end homes and mass market homes.
She said that some 73 per cent of new homes sold last month were in the range of $1,500-2,500 psf. "This is a contrast from past trends, where the majority of new homes were transacted at below $1,500 psf."
The lowest selling price on a psf basis in November was for a unit at The Inflora in Tampines sold at $723 psf, while the most expensive unit was one at Twin Peaks in Leonie Hill that transacted at $3,052 psf, SLP's Mr Mak said.
Including ECs, 1,714 new homes were sold last month, 42 per cent higher than the month before. Sky Park Residences in Sembawang and Waterwoods in Punggol were the best sellers for ECs last month.
For the first 11 months of the year, 14,678 new private homes (excluding ECs) were sold. Analysts are expecting total sales for this year to be close to 16,000, a significant dip from the record 22,197 last year.
Desmond Sim, associate director at CBRE Research, believes that prices will see a "marginal rise of around 2 per cent" on the year.
December should be fairly quiet due to the festive season, with sales below 1,000 units, analysts said, and with demand likely to pick up again after Chinese New Year as pending projects hit the market.
"Going forward, pricing is key and developers have to price attractively to move units quickly," said Eugene Lim, key executive officer at ERA Realty.
Projects that may be launched in the first half of next year include Marina One developed by M+S, City Development's South Beach Residences, The Panorama by Wheelock Properties and Keppel Land's project at Kim Tian Road. Sales could be anywhere from 10,000 to 16,000 units next year, with some consultants expecting prices to be flat or marginally lower.

SUPER GROUP | HOLD | TP: S$3.86

We spoke with management of Super Group (Super) recently
This note highlights the key takeaways and our earnings and target price adjustments
After the 3-10% price increases in Oct 13, the initial knee-jerk reaction was a 8% decline in sales volume
However, we understand sales volume has stabilised in November
Super remains the runaway leader in terms of market share (45-50%) and continues to enjoy early-mover advantages, such as a strong distribution network
Nestle, which has been more active in promotions (particularly in Yangon and Mandalay)
since 2Q13, has a market share of only 2-3%
In terms of competition, we think the group will have a closer watch over local coffee brands, such as Premier (15-20% market share) and Sunday (8-10%)
The Philippines remains a very competitive market
Super's plan in this market is to focus on product innovation and development with partner San Miguel
Otherwise, 4Q13 turnover could also be impacted by typhoon Haiyan which hit Philippines in early-November
Consumer branded sales in core markets such as Thailand and Malaysia remained solid with 9M13 turnover up 8% yoy and 7% yoy respectively
Singapore sales dipped 3% yoy, attributable to more keen competition in the form of promotions
All things considered, management is targeting 2014 sales growth of up to 13% yoy for the consumer branded segment
In our view, this should be achievable given its rebranding exercise in 2013 and the normalisation in markets, such as Myanmar
We believe Super has had a promising start in China since the launch of its consumer branded segment in Aug 13 (estimated 30-40% yoy rise in 4Q13 sales up to November)
Super's strategy in China will be to target the younger and "aspiration/lifestyle" coffee consumers
From a low base, we think there is more upside as coffee consumption and Super's brand positioning gain momentum in China
In our view, China could form part of its new growth trajectory in the coming years
In the medium term, the group's focus for consumer branded will be rebranding and product innovation
In our view, these two areas are critical in the face of dynamic consumer markets as well as markets with intensifying competition, such as Myanmar, Philippines and Indonesia
For the food ingredient segment, a key area to focus on will be new markets and this has been promising with contributions from new markets, such as the Middle East and Europe
In addition, the group's emphasis on product innovation would raise the entry to barrier in the segment
We cut our 2013-15 net profit forecasts by 4-18% as we build in more conservative top-line growth in branded consumer (14-15% vs 19-22% previously)
Key risks to our view are raw material prices, irrational competition and execution risks in China
Maintain HOLD with a lower target price of S$3.86 (previously S$4.50), based on 1.3x PEG, a 20% discount to peers' given near-term challenges
We would revisit our call when more positive datapoints from China emerge or if
there is a substantial rebound in core markets like Myanmar
Possible share price catalysts include recovering branded sales in key markets and
positive datapoints from China branded segment

RAFFLES MEDICAL | NEUTRAL | TP: S$3.30

Raffles Medical has announced the acquisition of a property at 100 Taman Warna, located at the junction of Taman Warna and Holland Avenue and within the Holland Village enclave, for a purchase consideration of SGD54.8m
The 99-leasehold site sits on a land area of 1,942sqm and is adjacent to the Holland Village MRT Station
Raffles Medical intends to redevelop the existing property into a 5-storey commercial building with a gross floor area of 67,720 sf
On completion, it will lease 2 storeys of the revamped building for its outpatient medical and specialist clinics, while leasing out the remaining space to DBS Bank and other retail tenants
With all-in development cost at SGD65m, the acquisition is reasonably priced at S$1036 psf ppr, enabling the group to secure its own medical premises on attractive terms while
generating rental income from the excess space
Raffles Medical is increasingly spreading its wings into overseas markets
In China, it has secured joint venture agreements to develop 2 hospitals this year, the first in Shenzhen to develop a private hospital with the China Merchant Group, and the second one in Shanghai with the Shanghai government to develop an international hospital
It owns a majority stake of 70% in both projects, which are expected to cost a total
development cost of SGD400m
Its Singapore operation, meanwhile, continues to grow steadily, underpinned by operating leverage from its hospital operation
We expect robust healthcare demand in Singapore to translate into continuing
earnings growth for the group
Maintain Neutral with TP of SGD3.30 on valuation grounds

SINGAPORE DAYBOOK :'No threat' to fair trading in Sky One, says SGX

[SINGAPORE] Singapore Exchange (SGX) has found "no threat to fair, orderly and transparent trading" in the sharp drop of Sky One Holdings stock earlier this week.
In contrast, a review of trading in Asiasons Capital, Blumont Group and LionGold Corp showed "a lack of transparency" that could have threatened fair trading, the local bourse operator said yesterday.
The exchange made these comments amid questions as to why regulators had not intervened more strongly in Sky One when just three weeks earlier they had suspended and then imposed trading curbs on the three other stocks, which had also suffered unusually sharp price drops.
"Not all sharp price movements, whether up or down, warrant a suspension of the stock . . . In the case of Sky One, SGX's review of the circumstances revealed no threat to fair, orderly and transparent trading. Hence, no suspension occurred," SGX said in a statement.

MIDAS HOLDINGS | OUTPERFORM | TP: S$0.74

We raise our FY14-15 EPS to 17-19% above consensus; the market is likely to follow suit
We believe further HSR contract wins could catalyse the stock
Maintain Outperform, with our target price unchanged at S$0.74, based on 1.29x CY14 P/BV (20% discount to average P/BV during 2010-11)
To improve connectivity between provinces and cities across China, the government plans to add 11,200 high-speed train cars (10,400 currently) and extend the high-speed railway to 18,000km by 2015
To achieve this, it has allocated a Rmb3.3tr budget for railway investments over the current five-year plan period that ends in 2015
In 2011-12, Rmb1.21tr was spent on building railway infrastructure, which leaves a budget of Rmb2.09tr for 2013-15
As the procurement of railway equipment (including train cars) tends to be back-end loaded, there could be an increase in the remaining budget to Rmb2.16tr that the market has yet to factor in
Based on Midas's 60% market share, we estimate that it could win Rmb2.5bn-3.2bn of HSR orders by end-2015
Midas has built up several competitive advantages over the years: 1) close relationships with its key customers, CNR Changchun, CNR Tangshan and CSR Bombardier Sifang, 2) having the dies to produce a variety of extrusion profiles, and 3) strong track record of manufacturing quality products
As a result, we believe Midas can maintain its position as a preferred supplier to its key customers, which will help it to retain its leading market share of 60% and win the bulk of the HSR contracts
Midas is currently trading at 0.9x P/BV (1 s.d. below mean)
We believe its discounted valuations are unjustified given the strong order momentum that is likely to come in 4Q13-2015
In the next round of procurement alone, we believe Midas could win Rmb545m of HSR contracts, an upward revision from our previous estimate of Rmb309m
This will provide a further re-rating catalyst for the stock

INDOFOOD AGRI RESOURCES | HOLD | TP: S$0.90

Indofood Agri Resources (IFAR) released 9M13 result with net profit declined by 66.7% yoy to Rp296b
This was mainly due to a) lower CPO ASP (-12.2% yoy), b) lower edible oils & fats sales volume (-3.9% yoy) but offset from strong sugar sales volume (+14% yoy) and a slight increase in CPO sales volume, c) higher production cost, d) forex loss of Rp93b in 9M13 vs. gain of Rp17b in 9M12 and e) higher corporate tax rate of 34% in 9M13 (9M12: 23%)
Lower EBITDA margin from plantation division to 21% in 9M13 (9M12: 35%)
Total consolidated EBITDA margin declined to 17% in 9M13 from 25% in 9M12 driven by: Lower ASP of CPO and higher production cost
But, the company managed to increase its EBITDA margin from edible oil & fats division to 6% in 9M13 from 5% in 9M12, which we believe due to lower CPO prices
Improvement in quarterly net profit by 86.4% qoq to Rp123b in 3Q13 due to a) better CPO ASP (+10.6% qoq) b) improvement in quarterly nucleus FFB production by 22% qoq as a result of FFB yield improvement to 4.4 tonnes/ha in 3Q13 from 3.6 tonnes/ha in 2Q13 and c) more contribution from sugar division
As such, EBITDA margin from plantation division improved to 30.4% in 3Q13 from 6.1% in 2Q13
Stock Impact: Results were below our and consensus expectation
The 9M13 net profit was below our expectation as it accounted 50% of our forecast and 60% of consensus
Maintain HOLD recommendation based on the sum-of-the parts valuation
We will update detailed on the results after the analyst briefing today

OSK DMG Securities says...

RAFFLES MEDICAL GROUP | NEUTRAL | TP: S$3.20

Revenue growth from its hospital division was 9.4% in 3Q13 (growth in previous quarters were in the teens)
Management attributed this to a number of specialists taking leave to attend medical conferences
We would not be too concerned about the slower growth at this point, as RFMD continues to increase its specialist pool while patient volume remains healthy
Its pricing level remains 20% below competitors on average
RFMD's hospital extension is on track, and construction is likely to commence soon
Special dividend not likely, but possibly higher normal dividend
RFMD expects to record a gain of SGD18m from the disposal of Thong Sia Building, which will further strengthen its cash hoard
However, we believe a special dividend is not likely, as management intends to pursue its plans to expand into China
RFMD has been paying out about 40% of earnings each year
Assuming it keeps to that ratio, the final dividend for FY13 could be higher
RFMD has signed a framework agreement to build a hospital in Shanghai
This is its second agreement to explore a possible venture in China, with the first agreement still in negotiations
RFMD has every intention to proceed with a venture in China
Despite its strong cash position, the company expects to fund the ventures using bank borrowings
Given the lower-than-expected revenue for 3Q13, we trim our FY13F revenue assumptions to derive a slightly lower TP of SGD3.20 (from SGD3.30)
Maintain NEUTRAL

Quote for the day : Those who dare to fail miserably can achieve greatly.

Singapore: The Day Ahead

SINGAPORE DAYBOOK :Brokers raise shields with Sky One falling.

[SINGAPORE] Sky One Holdings' collapse on Monday prompted a number of brokers to update their lists of restricted stocks this week, raising questions about why the Singapore Exchange (SGX) did not impose trading curbs as it had done with three other stocks a few weeks earlier.
Trading in shares of Sky One, a logistics provider being targeted in a reverse takeover (RTO) by a coal- mining business, whose stock fell as much as 91 per cent early Monday before being halted, is currently restricted at several brokers, including AmFraser, CIMB, DMG, OCBC Securities and UOB Kay Hian, according to market sources and some of the brokers' own websites.
Sky One shares continued to retreat yesterday, shedding 7.6 per cent, or 0.7 cent, to close at 8.5 cents. The stock had entered the weekend at 47 cents.
"It took two years to climb all the way up to whatever price it was, and all it took was one morning for it to collapse all the way down," one trader said.

OVERSEA-CHINESE BANKING CORP | BUY | TP: S$12.40

Great Eastern Holdings' (GEH) 3Q13 net profit came in at S$283m, a significant rebound from the previous quarter
This was contributed by unrealised mark-to-market gains brought about by the partial recovery in financial markets which normalised interest rates and narrowed credit and swap spreads
Gross premiums grew 11% q-o-q and 32% y-o-y on the back of strong underwriting for life assurance funds
Total weighted new sales improved 6% q-o-q and 38% y-o-y
Better performance from the bancassurance tie-up with OCBC NISP in Indonesia also contributed towards the rise in GEH's total weighted new sales
Elsewhere, new business embedded value was flattish q-o-q but 18% higher y-o-y
The strong recovery of GEH's contribution should reignite positive sentiment on OCBC
Wealth management fees are likely to be softer q-o-q on lower activities but as trade finance loans remain active, this will support fee income
We expect NIM to remain stable, but potentially with very slight pressure from mortgage re-pricing
Recall that OCBC kept its loan growth guidance conservative at a high single digit despite already recording 10% loan growth in 1H13
We have assumed a conservative run rate of 1% loan growth per quarter, with FY13F loan growth at 12%. Loan-to-deposit ratio should stay around 90%
Provisions and expenses should remain stable
No asset quality surprises
Capital is likely to improve with AFS gains recouped over the quarter
We believe OCBC's strong banking operations coupled with the rebound in GEH's performance in addition to its better-than-average asset quality indicators underlines our preference for OCBC
OCBC's Islamic banking business in Malaysia offers an added advantage over UOB in terms of product offerings
OCBC is a BUY with S$12.40 TP (1.6x FY14 BV) based on the Gordon Growth Model with 12% ROE, 5% growth and 9.3% cost of equity

RAFFLES MEDICAL GROUP | BUY | TP: S$3.78

Raffles Medical Group's (RMG) 9M13 net profit of S$41.7m (+14% yoy) is broadly in line with our estimate, accounting for 64% of our full-year estimate
4Q tends to be seasonally stronger (particularly during the holiday periods for non-critical treatment, such as aesthetics and medical screening)
3Q13 top-line grew 8.0% yoy, backed a 9.4% yoy rise in hospital revenue whereas the healthcare services gained only 5.7% yoy due to the loss of contract from Singapore Prison
On a like-for-like comparison, turnover from healthcare services would have risen by more than 10% yoy if the Singapore Prison contract were excluded
RMG has 73 clinics and expects to open another two before this year-end
Despite the upward pressure on costs, RMG continued to contain costs well, with staff costs (49.3% of revenue and within historical average) growing 10.8% yoy, in line with 9M13 top-line growth of 10.7% yoy
During the analyst briefing, management reiterated it is committed to its proposed joint ventures in China
These include a JV with China Merchants to develop an integrated international hospital with 250 beds in Shenzhen and another JV with Shanghai Lujiazui Co to develop an integrated international hospital with 400 beds in Shanghai
We understand RMG will have a 70% stake in these JVs but will have full control over the operations
The group hopes to finalise the terms of these JVs in the next three months
Funding will not be an issue given RMG's strong net cash of S$261.7m after the sale of Thong Sia Building
The group's cash balance continued to rise
As at Sep 13, its net cash balance was S$141.7m (S$0.26/share) compared with S$122.4m (S$0.22/share) as at Jun 13
Its cash could rise further in 4Q13 on the completion of the disposal of Thong Sia
Building for S$120m
Given the capital expenditure of S$80m-100m for expansion works for its flagship hospitals and potential JVs in China, management is unlikely to pay a special dividend
Instead, the group plans to maintain its dividend of at least S$0.045/share
Management highlighted that expansion work on its flagship hospital should commence by 4Q13 or 1Q14 at the latest
Management is undertaking technical studies to ensure disruptions to its existing operations are kept to a minimal during the construction period
Management expects to complete the sale of Thong Sia Building in 4Q13
We understand the estimated non-recurrent gain is S$18m after deducting professional fees, such as independent valuation and brokers' commission
The group remains keen on having a medical centre at Orchard Road and is still on the lookout for potential sites
We maintain our 2013-15 recurrent earnings forecasts and DCF-based target price of S$3.78
We have not included the expected gain of S$18m from the sale of Thong Sia Building as this is a non-recurrent item
Our target price of S$3.78 implies 27.5x 2014F PE, close to its +1SD to mean PE of 28.8x
We think this is deserved, given its strong cash flow generation and healthy financial position which could fund potential M&As or other investments
Meanwhile, 2013-15F ROE of 15.8-16.9% are also higher than its long term
average ROE of 11.0% (1997-2012)
Share price catalysts include: a) better-than-expected 2014-15 earnings, and b) accretive investments and more news flow on its China JVs

OSK DMG Securities says...

EZION HOLDINGS | BUY | TP: S$3.18

EZI has secured a new Letter of Intent (LOI) from an oil major to provide a service rig for three years in South-East Asia
The contract is expected to start in 3QCY15 and EZI will form a joint-venture (JV) company to order and own the rig
We understand that the 50:50 JV will own the rig with an estimated project cost of USD60m
We estimate the latest LOI raised its YTD new charter wins to USD584m (attributable to EZI)
Ever since the company started the liftboat and service rig business, it has won USD2.2bn worth of charters, with an average contract tenure of 4.3 years
We estimate a current backlog of USD1.9bn (including optional extension), which will run up to 2020
EZI will enjoy two source of income from this contract - income from operating the service rig and income from ownership of the asset under the JV
We estimate the LOI could add USD3.4m net profit on a full-year charter
We are maintaining our EPS estimates given insignificant impact (<1%) in our forecast period
Demand for liftboats and service rigs remains strong and we believe the rising acceptance by oil majors in the region could lead to more deployment opportunities
We estimate EZI has room for USD200m/USD500m new project capex in FY14/15 respectively, while keeping its net gearing at around 1.1x
This excludes any issuance of equity or perpetual securities
Our TP is based on 16x blended FY13F/14F P/Es. Key re-rating catalysts are the company's: i) EPS upgrades from new contracts, and ii) positive earnings momentum

KEY IDEA

Raffles Medical Group: Still delivering growth
Raffles Medical Group (RMG) reported 3Q13 revenue and PATMI growth of 8.0% and 10.3% YoY to S$85.1m and S$13.9m, such that 9M13 figures formed 72.8% and 68.7% of our full-year estimates, respectively. This was within our expectations. Looking ahead, RMG is seeking to finalise the negotiations for its proposed China hospital expansion plans with its partners; while the completion of sale of its Thong Sia building in 4Q13 would boost its FY13F net cash balance to S$241m (based on our estimates). We incorporate the gain in sale of the property in our forecasts and our FY13 PATMI estimate is bumped up by 35.2% to S$82.1m. Nevertheless, we view this gain as exceptional in nature and our valuation on RMG is also unaffected as it is premised on 29x FY14F EPS. Maintain BUY and fair value estimate of S$3.61 on RMG. The contract is not expected to have any material impact on the consolidated net tangible assets per share and EPS of STE for the current financial year. Hence, we maintain our fair value estimate of S$4.11 and HOLD rating on STE. (Sarah Ong)

TEE International: Conditional LOI for Marina South Project
Tee International announced that it has signed a conditional letter of intent with Hyundai Mechanical and Construction Co., Ltd to deliver a S$142m Mechanical and Electrical (M&E) Package for the Marina South Mixed Development Project. The package is expected to have a duration of 28 months. We see this as a positive development which would significantly replenish the group's order book. Together with the Marina One Package, the group's current outstanding order book would stand at approximately S$317m. Maintain HOLD on Tee International with a fair value estimate of S$0.35. Wilmar: Downgrade to HOLD on valuation

Summary: Wilmar International Limited's (WIL) share price has done very well since we upgraded our rating to Buy on 6 Sep, rising as much as 14% to a recent high of S$3.50. As the current price is also 4% above our S$3.33 fair value (still based on 12.5x blended FY13/FY14F EPS), we downgrade our call to HOLD on valuation grounds. We also do not see any strong near-term catalysts to justify a re-rating before its 3Q13 results due 7 Nov. (Carey Wong)

MORE REPORTS

Ascott Residence Trust: 3Q13 ahead of expectations

Summary: ART announced 3Q13 results that were ahead of ours and the street's expectations. Revenue climbed 11% YoY to S$86.1m, chiefly due to additional revenue of S$14.1m from the properties acquired in second half last year and on 28 Jun 2013. The increase was partially offset by the decrease in revenue of S$4.7m from the divestment of Somerset Grand Cairnhill in Sep 2012 and lower contribution of S$0.7m from the existing properties, mainly properties in Philippines and Japan. The group achieved a RevPAU of S$133 in 3Q13, a decrease of 10% as compared to 3Q12. The decrease in RevPAU was mainly due to divestment of Somerset Grand Cairnhill Singapore and weaker performance from Philippines and Japan. Gross profit climbed 10% YoY to S$44.8m. Unitholders' distribution increased 17% YoY to S$30.0m. DPU rose 6% YoY to 2.37 S cents, bringing 9M13 DPU to 7.07 S cents, versus full year estimates of ours and the street of 8.9 S cents and 9.0 S cents respectively. Adjusting our assumptions, our FY13F DPU forecast increases from 8.9 S cents to 9.1 S cents and our FV increases to S$1.39 from S$1.37. We maintain our BUY rating on ART. (Sarah Ong)

First REIT: 3Q13 DPU below expectations

Summary: First REIT (FREIT) reported 3Q13 revenue of S$22.8m and DPU of S$0.0196, representing an increase of 60.7% and 16.7% YoY, respectively. For 9M13, revenue jumped 43.1% to S$60.4m and was within our expectations. However, DPU of S$0.0555 (+14.2% after excluding exceptional distributions) was below due to higher-than-estimated expenses. Looking ahead, FREIT will continue to seek opportunities at expanding its footprint in Indonesia, given her growing healthcare market and the strong pipeline of possible acquisition targets from its sponsor Lippo Karawaci. We maintain our revenue estimates but tweak our DPU forecasts for FY13 and FY14 downwards by 4.4% and 1.9%, respectively. This correspondingly lowers our DDM-derived fair value estimate from S$1.20 to S$1.18. Given a decent FY14F dividend yield of 7.5%, we maintain our BUY rating for FREIT. (Wong Teck Ching Andy)

Starhill Global REIT: Delivering as promised

Summary: Starhill Global REIT (SGREIT) reported 3Q13 DPU 1.21 S cents, up 9.0% YoY. This brings the 9M13 DPU to 3.77 S cents, in line with our expectations. SGREIT's Singapore portfolio continued to benefit from Wisma Atria (WA) redevelopment and upward rent reviews at Ngee Ann City (NAC). For its overseas properties, Australia portfolio was the key performer, raking up a 25.7% increase in NPI due to incremental income from Plaza Arcade. This more than offset the lower contributions from the other overseas properties due to unfavourable forex movements and increased competition. On the capital management front, we note that SGREIT has completed the drawdown of new unsecured loan facilities to refinance its debts due in 2013, leaving it with no refinancing needs until Jun 2015. As at 30 Sep, gearing stood largely unchanged at 30.6%, while the fixed/hedged debt ratio improved to 94.0% from 81.0% seen in 2Q. We maintain BUY and S$0.95 fair value on SGREIT as we continue to like its clear growth drivers, robust financial standing and compelling valuation. (Kevin Tan)

Ezion Holdings: Secures US$65m LOI for service rig

Summary: Ezion Holdings announced this morning that it has received a letter of intent with a contract value of up to about US$65m over a three-year period to provide a service rig for an oil major to support its oil & gas activities in SE Asia. The unit is expected to be deployed by late 3Q15, and will be funded through internal resources and borrowings, like Ezion's earlier projects. The group is in the process of forming a JV to order and own an additional service rig in conjunction with this project, and pending more details from management, we maintain our BUY rating and fair value estimate of S$2.90 on the stock. (Low Pei Han)

Raffles Medical Group: 3Q13 results in-line with expectations

Summary: Raffles Medical Group (RMG) reported its 3Q13 results this morning which were within our expectations. Revenue rose 8.0% YoY to S$85.1m. PATMI was up 10.3% to S$13.9m. Growth during the quarter was driven largely by a higher patient load. Both of RMG's core divisions contributed to its topline increase, with its Hospital Services and Healthcare Services segments growing 9.4% and 5.7% YoY, respectively. For 9M13, revenue and PATMI increased 10.7% and 14.0% to S$253.0m and S$41.7m, forming 72.8% and 68.7% of our full-year estimates, respectively. 4Q is traditionally RMG's strongest quarter and we expect this trend to continue in FY13. We will provide more details after the analyst briefing. Maintain BUY and S$3.61 fair value estimate. (Wong Teck Ching Andy)

Triyards Holdings: Secures contracts worth US$59m

Summary: Triyards Holdings announced this morning that it has secured two contracts worth US$59m, including its 10th Self-Elevating Unit (SEU) order. The SEU order is with an Asian-based client and is for TRIYARDS' BH 335, which has a leg length of more than 100m (~335ft). The other contract is for the construction of a turret for a Floating Storage Offloading (FSO) unit in Indonesia. As at 31 Aug 2013, the group's net order book stood at US$217m. Pending more details such as the delivery date of the SEU, we maintain our BUY rating with S$0.88 fair value estimate on the stock. (Low Pei Han)

Raffles Medical Group: Looking for overseas opportunities
Raffles Medical Group (RMG) recently announced that it has entered into a framework agreement to collaborate on the proposed development of an integrated international hospital with more than 300 beds in Shanghai, China. Negotiations on the finalisation of terms will likely take place over a timeframe of six months to a year, while relevant regulatory approval is also required. Recall that RMG is also in the process of exploring an integrated international hospital collaboration in Shenzhen, China. Should these negotiations be successful, it would allow RMG to expand its operations overseas. We are positive on RMG's decision to explore business expansion opportunities in China given the immense growth prospects, although regulatory uncertainties would likely be the largest risk, in our view. We roll forward our valuations on RMG to 29x FY14F EPS, which consequently bumps up our fair value estimate from S$3.42 to S$3.61. ReiterateBUY. (Wong Teck Ching Andy)

Hutchison Port Holdings Trust: Refinancing an important boost
According to Dow Jones, Hutchison Port Holdings Trust (HPHT) has secured a US$3.6b refinancing loan which comprises three tranches - a US$1b one-year loan, a US$1.6b three-year loan and a US$1b five-year loan. The one-year tranche is at an interest rate of 0.6% above Libor, while the three-year and five-year tranches are 1.1% and 1.4% above Libor respectively. On a blended basis, we estimate that the interest rate cost for this loan is ~1.5%, dramatically lower than the 2.5% rate which management had previously guided. Updating our model to reflect the lower future interest expense, we raise our DDM-based FV to US$0.84 from US$0.76 and maintain a BUY rating on HPHT. We estimate that HPHT is currently trading at an attractive FY14F dividend yield of 7.9%. (Sarah Ong)

Singapore: The Day Ahead

SINGAPORE DAYBOOK :Minzhong recovers as Indofood gallops in. Stock shoots up to regain lost ground as key shareholder makes bid at $1.12 a share

[SINGAPORE] Hit hard by a short-seller last week, China Minzhong resumed trading yesterday with a vengeance as major shareholder Indofood Sukses Makmur flexed its muscles with a general offer of $1.12 a share.
Indofood made its offer at the same price at which it last upped its stake to 29.33 per cent six months ago, dispelling worries that it would increase its stake on the cheap.
Its offer came about after it acquired another 3.9 per cent of China Minzhong's issued shares in married deals yesterday at $1.12 a share, pushing its stake past 30 per cent and triggering the mandatory takeover offer.
When trading resumed in the late afternoon yesterday following a trading halt since last week, China Minzhong shares exchanged hands furiously. In the space of one- and-a-half hours, 174 million shares were traded and the counter closed slightly above the offer price at $1.125, up 59.5 cents or 112 per cent. Indofood itself fell 9.2 per cent to 5,900 rupiah a share. (Source: The Business Times)

OCBC Securities says...

RAFFLES MEDICAL | BUY | TP: S$3.42

Raffles Medical Group's (RMG) share price has fallen ~5% since the start of Jul, and we believe this may have been caused by concerns over the impact of the weakening IDR on RMG's Indonesian patient visits, coupled with the broad market weakness
RMG updated us that it has not felt any significant effects of this on its medical tourism figures
We believe this is because a large proportion of its foreign patients come to RMG for the treatment of more acute illnesses
Demand for these cases tends to be more price inelastic in nature
However, there could still be some negative impact on elective surgeries done, in our
view, as patients may choose to delay such procedures
A mitigating factor could be RMG's competitive pricing vis-à-vis its local peers, which
may allow it to capture some market share from its competitors for foreign patients who decide to proceed with their treatment but prefer a cheaper alternative in Singapore without compromising on quality
Sale of property to bolster cash pile RMG recently entered into a sale and purchase agreement for the disposal of Raffles Medical Management (which owns the Thong Sia
commercial podium) for S$120m
This represents a 30.3% and 22.4% premium over its purchase price (acquired in Apr 2011) and latest valuation (as at 31 Dec 2012)
Proceeds would be used for RMG's expansion plans as it is negotiating on a collaboration for a possible integrated international hospital development in Shenzhen, China, which requires ~S$150m of capex (spread over three years)
We also do not rule out the possibility of RMG paying a special dividend or increasing its ordinary final dividend payout as a means of rewarding its shareholders
Reiterate our BUY rating RMG would recognise a net gain of ~S$21.4m upon the completion of sale of this asset (expected on 31 Oct 2013), which would boost its
earnings for FY13
However, this does not affect our valuations on the group as we view the gain as a non-recurring item
We maintain our BUY rating and S$3.42 fair value estimate on RMG

JP MORGAN says ...

SINGAPORE REITS

Singapore REITs (S-REITs) are currently trading at a 6.4% FY14E yield, a 372bp spread over 10-year government bonds, and 0.97x P/BV following the 21% decline since May
We believe that while the sector is not yet trading at distressed valuations, the market has priced in a significant amount of risk related to rising interest rates, and we forecast a 17% total return
We further stress-test our assumptions, and reduce our PTs by 11% on average to reflect a normalized valuation in a rising-rate environment
We prefer large-cap REITs and upgrade A-REIT to Overweight
We upgrade CDL Hospitality Trusts to Neutral on valuations
Within the Singapore real estate space, we still prefer developers over REITs
We further stress-test our assumptions for earnings estimates and fine-tune our estimates to price in refinancing costs at a normalized level of 3%
We put back our valuation assumptions to pre-QE levels, with a risk-free rate of 3% and a risk premium of 4.5%
We also raise our cap rate assumptions back to through-the-cycle levels, which are 50-75bp above current transaction cap rates
Consequently, our Jun-14 PTs fall by 11% on average
We believe the DPU growth profile will supersede dividend yield as one of the key share price drivers for the sector, especially in the current rising-rate environment
We also note an asymmetric sell-off in the liquid names and believe that the four large cap REITs are now trading at undemanding valuations
While we continue to prefer developers over REITs, with CapitaLand and CapitaMalls Asia being our top picks, we are now more comfortable with the S-REIT sector and see selected REITs as trading close to attractive levels
We upgrade A-REIT to OW given what we believe to be its reasonable valuation, good liquidity, and strong DPU growth
We also upgrade CDL Hospitality Trusts to N on valuations
CapitaMall Trust and Suntec REIT are our top REIT picks

CREDIT SUISSE Securities says...

AMTEK ENGINEERING LTD | NEUTRAL | TP: S$0.56

Amtek's 4Q13 net profit of US$10.9 mn (25% YoY) was better than expected with help from gain on sale of properties
Overall, while group revenue weakness (-7% YoY) continued, there were signs of bottoming in certain segments and margins were resilient
Reversing two years of revenue decline, some of the key segments are showing signs of bottoming: 1) casings sales have started growing due to new programmes; 2) increasing market share in automotives with new programme wins; 3) continued record tooling sales could mean higher volumes going into FY14
The key risk remains end demand
With the exception of mass storage, other segments should be helped by a recovery in global demand which could be further boosted by new programme wins
We lower our target price to S$0.56 (from S$0.70), and revise down our EPS estimates by 44-46% driven mainly by lower revenue assumptions
While timing of a demand recovery still remains uncertain, bottoming of profits, cheap valuations (6x P/E) and defensive dividend yield of 7-8% should provide downside support
Maintain NEUTRAL

Summary: Raffles Medical Group's (RMG) share price has fallen ~5% since the start of Jul, and we believe this may have been caused by concerns over the impact of the weakening IDR on RMG's Indonesian patient visits, coupled with the broad market weakness. RMG updated us that it has not felt any significant effects of this on its medical tourism figures. Olam Int'l: HOLD with lower S$1.45 fair value

Summary: Olam International Limited (Olam) posted FY14 revenue of S$20.8b, up 22%, and was around 5% ahead of our forecast; versus reported net profit, core earnings came in much lower at S$314.3m, but still up 13%, and was about 3% ahead of our estimate. Olam declared a final dividend of S$0.04/share, unchanged from last year. In view of the eroding profitability, we pare our FY14F core net profit figure by 16% (but still expect to see decent earnings growth in FY15). Singapore: The Day Ahead

SINGAPORE DAYBOOK :Battered AUD sits heavy on SingTel's plate. Telco's Q1 profit up 7% but falling Aussie dollar may hit its earnings and revenue in FY2014

[SINGAPORE] A strong showing from SingTel's associates boosted the telco's first-quarter profit, but the outlook for the rest of its financial year was brought Down Under by the emaciated Australian dollar.
Yesterday, SingTel was compelled to cut forecasts for revenue and earnings, with both metrics headed for a decline.
Group revenue is expected to shrink by the mid-single digits for the financial year of 2014 which ends on March 31, 2014. Meanwhile, Ebitda (earnings before interest, taxes, depreciation and amortization) could shrink by low single digits for the period.
Just a quarter ago, the group had expected revenue to be stable and for Ebitda to grow at a low single-digit level for the same period. Since then, the Australian dollar has tumbled 10 per cent relative to the Singapore dollar - a movement magnified by the fact that two-thirds of SingTel's revenue comes from Optus, its Australian subsidiary.
"We have merely updated the guidance for the exchange rate movements. The underlying fundamentals remain unchanged," said Jeann Low, SingTel's group CFO, yesterday.
For the first quarter ended June 30, 2013, net profit rose 7 per cent to $1.01 billion, buoyed by growth in its associates' contributions and cost-control measures.
These gains more than made up for the 5.3 per cent decline in operating revenue to $4.29 billion, weighed down by revenue shrinkage in Australia. Down Under, consumer operating revenue fell 5.7 per cent to A$1.74 billion (S$2 billion) on a decline in mobile termination rates which kicked in from Jan 1 and lower equipment sales.
"The Australian economy has been a two-tier one for quite a few years. Anything that was resource- based was booming . . . but . . . the manufacturing and services sectors - they've been starting to slow down over the last couple of years," SingTel's group CEO Chua Sock Koong told The Business Times yesterday.
In the meantime, an aggressive restructuring of the distribution chain and workforce has lifted Optus's Ebitda 4.9 per cent to A$572 million, even in the face of falling revenue.
While Optus had previously relied on franchise stores, it has discontinued the arrangement, moving towards branded stores instead, allowing it to control the customer experience and keep costs down. At the same time, headcount at Optus has been reduced by 10 per cent since last year.
"The benefits of these are coming through this financial year," Ms Chua said.
On the regional front, SingTel's share of associates' pre-tax profits grew 14.1 per cent to $578 million, on higher contributions from strong data growth at Telkomsel and AIS.
Closer to home, SingTel's mobile subscriber base grew 5.7 per cent to 3.85 million. Its 4G mobile subscribers here number 537,000, up from 378,000 in the previous quarter.
Its pay-TV division, mio TV, continued to see growth, with revenue gaining 53.4 per cent to $38 million and its residential subscriber base growing 6.8 per cent year-on-year to 406,000. Quarter-on-quarter, this represents a gain of 2,000 customers.
The new English Premier League (EPL) pricing - almost double that of the old one - will boost mio TV's average revenue per user (ARPU), according to SingTel's CEO Group Digital L!fe and country chief officer for SingTel, Allen Lew, yesterday. For the quarter, mio TV's ARPU was 26 per cent higher at $26.
Earnings per share for the quarter stood at 6.35 cents, up from 5.93 cents the year before. The group's counter closed one cent lower at $3.81 yesterday.

Revenue came in slightly higher than expected due to SGD/INR being weaker than what was assumed (i.e. the INR appreciated against SGD vis-à-vis our and management's assumption)
However, the weaker SGD/INR was a double-edged sword as it led to a fx loss on its forward currency contract
Barring the higher-than-expected depreciation, which is non-cash and does not affect distributable income, other cost items appear to be under control despite the weaker-than expected SGD/INR
Higher-than-expected net interest income also had a helping hand in bringing distributable income in line with expectations
Base fee ahead; variable fee behind expectations
Service fees (base+variable), as a net figure of S$25.7mn, saw no material variance from the company's initial projections
The base fee at S$20.1mn was S$0.6mn higher than the initial projection due to a weaker SGD/INR visà-vis the assumed rate in the prospectus
However, variable fees at S$5.6mn saw a negative variance of S$0.4mn as hospital revenues recorded were lower than expected
The direction and magnitude of the variance was similar for our own forecasts
Total service fees (excluding hospital expenses) were higher 3% higher than the projected amounted in INR term due to higher depreciation charges, offset by decreases in other cost such as medical consumables
In addition, a weaker SGD/INR (vis-à-vis what was assumed in the prospectus) expanded the variance such that the cost was 6% higher than projected
The net effect of the above was for NOI to be 1.7% below management guidance
This variance expanded further at the PBT level (before FV chg) due to 1.1mn of fx losses, offset by higher than-projected net finance income and lower-than-projected trust expenses
PBT before depreciation and FV changes stand at S$17.0mn, in line with management guidance of S$17.2mn and in line with our forecasts
Adjust for non-cash item; distributable income in line
Even though the changes in FV of financial derivatives has a significant impact on the PAT, we note that the impact on the distributable income is nil because it is non-cash and is adjusted back to arrive at the distributable income
The same can be said for the higher than expected depreciation which is a non-cash item
Excluding those two items, the net variance in the distribution adjustments was minimal and as such brought distributable income in line with our and management expectations

RAFFLES MEDICAL GROUP | BUY | TP: S$3.78

Raffles Medical Group (RMG) has entered into an agreement with Mr Kishore Kumar to dispose to him the group's units at 30 Bideford Road (Thong Sia) for a consideration of S$120m
Based on an independent valuation by Jones Lang LaSalle (as at December 2012), the fair value of the property is S$98m
This development is NOT a surprise as the group indicated that it had appointed JLL to advise and manage the sale of Thong Sia
This comes after the group's unsuccessful attempts to secure the approval to set up a medical centre at Bideford Road and the asset is now non-core
In terms of financial impact, RMG stands to make a disposal gain for Thong Sia as its cost for the building was S$98m, which was acquired in 2011
The estimated non-recurrent gains are up to S$21m
As for the impact on NTA, there is an enhancement of up to 5.5% to 75.19cents following the disposal
We understand that management continue to be on the lookout for a suitable site in the vicinity of the Orchard/Novena/Newton area to set up a specialist medical centre
Despite the strategic setback for Thong Sia, the group still stands to make a reasonable financial gain
However, RMG has not indicated that it is considering a special dividend
Nevertheless, we remain upbeat on RMG as prospects remain promising and we think RMG is well poised for new investments and M&As to drive growth due to its strong financials
We maintain our 2013-15 earnings forecast (notwithstanding an exceptional gain from the disposal of Thong Sia) and have a DCF-based target price of S$3.78/share
At our DCF-based target price of S$3.78/share, the implied 2014F PER is 27.3x
This is close to its +1 SD to mean PER of 28.6x but we think this is deserved, given its strong cashflow generation and healthy financial position which could fund potential M&As or other investments

ST ENGINEERING | HOLD | TP: S$4.11

STE reported 2Q13 results that were generally in line with our expectations and the street's
Revenue grew 1.7% YoY to S$1.60b, and PATMI climbed 3.3% to S$147.9m
PBT margin for the group stayed flat YoY at 12%. Highlights include: 1) absence of gain on disposal of properties in Aerospace and Land Systems, which totalled S$12.8m in 2Q12; 2) write-back of allowance for doubtful debts (S$2.7m) in 2Q13 versus allowance for doubtful debts (S$10.6m) in 2Q12; 3) unfavourable fair value change of S$3.9m in 2Q13 versus a favourable fair value change of S$6.7m in 2Q12 with regard to cross currency interest rate swaps (CCIRS) from USD to SGD
STE's order book fell slightly from its high of S$13.0b as of end-Mar 2013 to S$12.7b, of which S$2.8b is expected to be delivered in 2H13
Growth from core sectors All four sectors registered higher revenue YoY in 2Q13; Aerospace (+3%),Electronics (+2%), Land Systems (+1%) and Marine (+12%)
However, it should be noted that there was lower revenue in 2Q13 than what management had anticipated due to the rescheduling of Electronics project milestone completions to later periods
PBT for all four sectors rose YoY; Aerospace (+1%), Electronics (+13%; there was a gain on disposal of a 4.9% holding in HK-listed company), Land Systems (+7%) and Marine (+13%)
The "Others" component clocked a loss before tax of S$10.1m versus a 2Q12 PBT of S$0.8m chiefly due to the CCIRS
Better outlook for 2H13 STE continues to anticipate achieving higher revenue and PBT in FY13 versus FY12
The company also expects to achieve higher revenue and PBT in 2H13 versus 1H13. In particular, all sectors' 2H13 revenue and PBT are expected to be higher HoH
We tweak our assumptions and our FY13F EPS falls slightly to 19.6 Scents from 19.8 S-cents
Using a higher 21x peg (versus 20x previously) against our FY13F EPS, our fair value climbs to S$4.11 from S$3.97
We maintain a HOLD rating on STE
FY13F dividend yield is 4.1%
