ST Engineering: Earnings miss in 3Q13
Singapore Technologies Engineering (STE) reported 3Q13 results that missed ours and the street's expectations. While revenue grew 0.5% YoY to S$1.55b, PATMI fell 9.9% to S$131.4m. Highlights include: 1) lower gross profit from Aerospace and Land Systems; 2) an impairment of S$23.7m for ROPAX due to the prolonged softness in the shipping market in Europe, partially offset by a write-back of warranty provisions of S$14.4m that were no longer required; 3) an increase in net finance costs of S$5.1m (driven by a S$3m lower FX gain and a S$2.8m lower gain on disposal of investments). 9M13 EPS of 13.34 S cents formed only 66% and 68% of the street's and our prior FY13 forecast. We adjust our assumptions and cut our FY13F EPS to 18.0 S cents from 19.6 S cents. Using the same peg of 21x against FY14F EPS of 20.6 S cents (as opposed to FY13 EPS previously), our fair value rises to S$4.32 from S$4.11. Maintain HOLD on STE. FY14F dividend yield is 4.1%. (Sarah Ong)

MORE REPORTS

Hyflux: Slow 4Q after strong 3Q
In 3Q13, Hyflux saw revenue jumped 26% YoY to S$187.7m and net profit rose 74% to S$25.3m, such that 9M13 revenue of S$450.7m met 68% and earnings of S$51.0m met 75% of our FY13 forecasts, respectively. But with the completion of Tuaspring in 3Q, Hyflux believes that 4Q is likely to be slow. Nevertheless, management remains largely upbeat about its prospects, as it is working on tenders for various projects in MENA potentially worth S$2b. As we roll forward our 20x multiple from blended FY13/FY14 to FY14F EPS, our fair value inches up from S$1.215 to S$1.23. But we opt to keep our HOLD rating on the stock until we see better clarity on its project wins. (Carey Wong)

StarHub Ltd: 3Q13 slightly before forecast
StarHub Ltd reported 3Q13 revenue easing 1.2% YoY (down 1.4% QoQ) to S$578.8m, versus our S$592m forecast; net profit slipped 0.9% YoY (down 5.2% QoQ) to S$95.3m, as compared to our S$100m estimate. Quarterly dividend of S$0.05/share was declared as expected. As 9M13 revenue of S$1745.7m (down 1.2%) met just 69% of our full-year forecast, we need to pare our FY13 estimate by 6% (FY14 by 5%). Note that StarHub now expects to see a lower operating revenue (but flat service revenue) in 2013, as opposed to an earlier guidance for low single-digit revenue growth. Our DCF-based fair value remains at S$3.82. Maintain SELL.(Carey Wong)

Yoma Strategic Holdings: No surprises from 2QFY14 earnings
Yoma reported 2QFY14 PATMI of S$3.3m versus a loss of S$4.2m in 2QFY13. The return to profitability was mainly due to the sale of two buildings in Zone B of Star City, for which Yoma recognized S$15.1m of revenue and an incentive fee of S$2.3m, and lower staff costs. YTD PATMI now cumulates to S$3.76m and is judged to be mostly within expectations, making up 48.0% of our full year forecast for FY14. We note, however, that the gross margin has slipped 2.4 ppt YoY to 44.9% over the quarter due to a lower contribution from Pun Hliang Golf Estate (a higher margin project). In terms of the topline, 2QFY14 revenues increased 132.4% YoY to S$27.0m, again mostly due to recognition of residential sales and LDR sales at Star City. Maintain HOLD with an unchanged fair value estimate of S$0.84.(Eli Lee)

Roxy-Pacific Holdings: Earnings momentum continues
Roxy reported 3Q13 PATMI of S$16.1m, up 97% YoY due to stronger progress recognition at property projects. On a QoQ basis, however, 3Q13 PATMI was 18% lower mainly due to the absence of S$5.5m in fair value gains booked in 2Q13. After adjusting for fair value gains, we estimate 9M13 core PATMI to be S$42.9m, which forms 55% of our full year forecast. This is judged to be in line given that we foresee a back-loaded FY13 with Wis@Changi's contribution coming in wholly only upon obtaining TOP (anticipated to be 4Q13). 3Q13 topline increased 76% to S$76.7m again due to higher contributions from the property segment. We note that the hotel segment, which forms 16% of 3Q13 revenues, are putting in milder numbers with RevPar down 8% from S$189.2 (3Q12) to S$174.2 (3Q13), due to both lower occupancy and room rates. This is generally in line with OIR's outlook for the domestic hospitality sector. Maintain BUYwith an unchanged fair value estimate of S$0.65 (adjusted for 1-for-4 bonus issue in Sep-13). (Eli Lee)

Wilmar: 9M13 earnings in line
Wilmar International Limited's (WIL) reported its 3Q13 results last night, with revenue easing 4% to US$11,837m, mainly due to lower CPO prices. Nevertheless, reported net profit climbed 3% to US$416m, aided by better margins from its Palm & Laurics and also Oilseeds & Grains divisions. Core earnings was up 1% at US$391m. For 9M13, revenue slipped 4% to US$32,463m, meeting 66% of our FY13 forecast, while reported net profit climbed 22% to US$950m; core earnings rose 24% to US$950m, meeting 76% of our full-year forecast. We will be attending an analyst briefing at noon and will have more updates after that. In the meantime, we maintain our HOLD rating but place our S$3.33 fair value under review.(Carey Wong)

SIA Engineering: 2Q14 results in-line
SIA Engineering Company's (SIAEC) 2Q14 results were in-line with ours and the street's expectations. 1H14 basic EPS of 12.60 S cents formed 50% of ours and 49% of consensus FY14 estimates. 2Q14 revenue rose 3.3% YoY to S$293.9m, chiefly due to an increase in airframe and maintenance overhaul work. Operating profit contracted 9.8% YoY to S$28.5m due to higher staff and subcontract service costs. Share of profits from associated and JV companies expanded 25.0% YoY to S$48.5m, representing a contribution of 60.0% of the group's pre-tax profits. 2Q14 PATMI thus rose 5.8% YoY to S$71.0m. However, we note that 1H14 PATMI and basic EPS are only up 2.0% and 1.0% at S$140.0m and 12.60 S cents respectively. We maintain our HOLD rating on SIAEC but place our fair value of S$5.00 (EPS forecast of 25.0 S cents for FY14 and 20.0X peg) under review. We will be meeting management later today for more updates. (Sarah Ong)

Far East Hospitality Trust: 3Q13 results in line
Far East Hospitality Trust (FEHT) has announced 3Q13 results which are in line with ours and the street's expectations. 9M13 distribution per stapled security of 4.22 S cents forms 74% of ours and 73% of the street's FY13 forecasts. Gross revenue for was S$31.5m or 9.4% lower than the IPO prospectus forecast. RevPAR for the hotels, excluding the Rendezvous property (which was acquired on 1 Aug), was S$167.1, down 2.7% YoY mostly due to price competition in the sector. The serviced residences also performed poorer YoY, with RevPAU falling 0.6% to S$227.1. Net property income was 9.4% below forecast at S$28.5m. Income available for distribution was S$24.2m or 7.4% below forecast. 3Q13 distribution per stapled security was 1.43 S cents or 4.7% lower than forecast. However, we emphasize that the results were within expectations for the market. We maintain our HOLD rating on FEHT but place our FV of S$0.92 under review. We will be speaking with management later today. (Sarah Ong)

Sembcorp Marine: New yard opens at a time of record order book

Summary: Sembcorp Marine (SMM) reported a 7.6% YoY fall in revenue to S$1.12b and a 12.5% decrease in net profit to S$124.9m in 2Q13, such that 1H13 figures accounted for about 43% of our full year estimates, which we judge to be largely within our expectations. The last quarter saw fewer projects achieving initial recognition; more are expected in 3Q13. The new Tuas yard should also see revenue contribution in 2H13. Operating margin in 2Q13 was 13.0% vs 13.1% in 2Q12. After securing new orders worth about S$3.5b YTD, the group's net order book stands at S$14.4b, a record high in SMM's history. Meanwhile the stock price has appreciated by about 7.3% since our last report on 6 May 2013, and has outperformed the STI by about 11.1% over the same period. Maintain BUYwith S$5.64 fair value estimate. (Low Pei Han)

MORE REPORTS

UOB: Stronger 2Q and modest rise in NIM

Summary: UOB posted 2Q13 net earnings of S$783m, better than consensus estimate of S$699.9m. Net Interest Margin improved modestly from 1.70% in 1Q13 to 1.71% in 2Q13. For the Fee and Commission income, the key outperformers were its Investment-related and credit card operations which showed both YoY and QoQ improvements. Management has declared an unchanged 1H dividend of 20 cents. The group is continuing with its strategy of growing its regional franchise. For its Wealth Management business, AUM has grown from S$48b in 2010 to S$71b as of Jun 2013. We have adjusted our FY13 estimates, lowering impairment charges and increasing operating expenses. We are maintaining our HOLD rating and our fair value estimates of S$22.97, but will turn buyer at S$21.40 or lower. (Carmen Lee)

Roxy-Pacific Holdings: $1.1b of revenues to drive earnings growth

Summary: 2Q13 PATMI is S$19.5m (EPS: 2.05 S- cents) which increased 10% YoY due to higher property development profits. 1H13 PATMI now cumulates to S$31.2m, forming 40% of our full year forecast. We judge this to be within expectations; earnings are likely to be backloaded in FY13, particularly with an anticipated one-time boost from Wis@Changi upon its TOP in 2H13. The group now sits on S$1.1b of yet unrecognized revenues from sold units - this is equivalent to 8 times FY12 property revenues and would underpin a rigorous earnings growth profile ahead in our view. Maintain BUY with an higher fair value estimate of S$0.81 (25% discount to RNAV) versus S$0.76 previously as we update for latest sales datapoints and a reduced RNAV discount. Key catalysts in 2H13 ahead include the launch of LIV on Wilkie and an earnings boost from Wis@Changi's TOP. We also see a bonus share issue as a possibility in 2H13, which could help the counter's uneven trading liquidity. (Eli Lee)

COSCO Corp (Singapore): Another weak quarter

Summary: COSCO Corp (Singapore)'s revenue for 2Q13 declined by 9% YoY to S$890m, while net profit fell by 56% to S$12.0m. For 1H13, the group's net profit fell by 61% to S$21.8m, forming 45% and 29% of ours and the street's FY13 estimates respectively. As its operating weakness is more severe than what the street had expected, we think that the street would likely lower its FY13F forecasts. The group's balance sheet is debt-laden with net debt-to-equity ratio at 1.4x and S$1.3b of loans due within 12 months. Should the credit situation in China deteriorates further, the group may become vulnerable. Maintain SELL with unchanged FV of S$0.60. (Chia Jiunyang)

Lippo Malls Indonesia Retail Trust: 2Q13 results as expected

Summary: LMIRT posted 2Q13 gross rental income of S$40.1m, up 30.2% YoY. The increase was mainly due to the acquisition of the six new malls in 4Q12, and positive rental reversions of 15.5% for the existing malls. Distributable income increased by 19.5% YoY to S$20.5m and DPU climbed 17.7% YoY to 0.93 S cents. Results for the quarter were in line with our and consensus expectations. 1H13 DPU of 1.82 S cent forms 50.6% of our FY13 estimate. We maintain our HOLD rating on LMIRT but place our fair value of S$0.52 under review. (Sarah Ong)

Sembcorp Industries: Investing in its second energy-from-waste plant in Singapore

Summary: Sembcorp Industries (SCI) announced that it will invest over S$250m to build, own and operate a facility capable of producing 140 tonnes/h of steam using industrial and commercial waste collected by its solid waste management operations. This will be SCI's largest energy-from-waste plant in Singapore to date (also its second one here), and will be located on Jurong Island. The project will be funded by bank borrowings and internal resources, and will be completed in early 2016. SCI has a track record of managing such facilities, and its portfolio includes energy-from-waste, biomass and wind power facilities in the UK and China. Maintain BUY with S$6.48 fair value estimate on the stock. (Low Pei Han)

Singapore Residential Property: Record launch at J Gateway
A headline total of 2,119 new private homes (incl. 313 EC units) were sold in Jun 13, up 11% MoM and 23% YoY. The highlight of the month was undoubtedly the launch of 738-unit J Gateway near Jurong East MRT station, which saw 737 units snapped up at a median price of S$1,486 psf. Our current base case is for FY13 primary sales (excluding EC) to slow to 16k-18k units sold - an 18% to 27% dip versus 22k units in FY12. With 10k units sold in 1H13, we expect sales to further ease as the market digests the impact of latest curbs. Maintain NEUTRAL on the residential property sector. We prefer developers with strong balance sheets and diversified exposure, such as CapitaLand [BUY, S$3.77] and Keppel Land [BUY, S$4.53]. In the mid-small cap space, we prefer Roxy-Pacific [BUY, S$0.76] which is sitting on a substantially sold development portfolio and has a track record of prudent execution. (Eli Lee)

MORE REPORTS

Fortune REIT: Solid 2Q13
FRT reported income available for distribution of HK$153.7m (+12.6% YoY), driven by a 10.7% YoY increase in revenue to HK$307.9m and a 11.6% YoY rise in net property income to HK$219.6m. DPU was the same as 1Q13 at 9.00 HK cents (+11.9% YoY). The results were in line with ours and the street's expectations. The portfolio valuation as of 30 June stood at HK$22.2B, up 9.8% from Dec 2012. The increase was mainly driven by improved asset performance, with cap rates of 4.3%-5.1%. The increase in asset valuation pushed the gearing ratio down to 20.9%. FRT is trading at a P/B of 0.71x (NAV of HK$10.01). We maintain our FV of HK$7.51 and BUY rating on FRT. (Sarah Ong)

Keppel Corporation: Secures another Mexican order
Keppel Corporation's O&M arm has secured a contract to build a jack-up rig worth US$206m from Grupo R, a Mexican drilling company. Scheduled for delivery in 4Q15, the unit will be built to Keppel's proprietary KFELS B Class design. Grupo R is a repeat customer, having ordered four similar units for US$205m each in Mar this year. With this new contract, Keppel currently has on order nine KFELS B Class jack-up rigs from Mexican customers. We expect more orders as Mexico aims to boost oil production through increased exploration and production activity. Keppel has won contracts worth about S$3.7b YTD, accounting for 73% of our full year estimate. Maintain BUY with S$12.68 fair value estimate. The group is releasing 2Q13 results this Thursday. Singapore: The Day Ahead

SINGAPORE DAYBOOK:China's rig-builders gatecrash big league

[SINGAPORE] Despite being relative newcomers to offshore rigs, China-based shipbuilding yards have held on to their lead in rig orders in 2013. This has led analysts like Vincent Fernando from Religare Capital Markets to think of 2013 as the "tipping point" for China's rigbuilding industry.
Rigzone data shows China has collected US$5.06 billion in orders for jack-ups, semisubmersibles and tender rigs in the year to date - ahead of US$4.37 billion in the bag for the Singapore powerhouses.
Last year, Singapore's Keppel Offshore & Marine and Sembcorp Marine were the world leaders, bagging a record US$13.8 billion in offshore rigbuilding contracts.
Mr Fernando thinks that the Chinese yards may break through the stigma of delays and quality issues associated with rigs built by newcomers. They also enjoy the support of their government and of multinationals. (Source: The Business Times)

DBS VICKERS Securities says...

TAT HONG HOLDINGS | BUY | TP: S$1.43

We see two potential downside risks to earnings for the coming quarter in weaker AUD and slower mining and infrastructure spending in Australia
2H13 revenues from Australia fell 12% y-o-y, affected by a slowdown in mining and infrastructure spending
These could result in slower equipment sales/rental and translation losses for 1Q14F
The outlook for mining in Australia will likely remain weak with infrastructure spending expected to slow down over the next two quarters
We now expect less aggressive growth in equipment sales, and general equipment and crane rental business
The AUD has also depreciated 9% against the SGD, which could result in translation losses
Premised on the above, Australia will potentially drag earnings growth
For FY14F, we lowered crawler crane utilisation rate from 77% to 73% and rental rates by 7% to account for slower rentals
We also reduced equipment sales revenue growth from 3% to 1% and general equipment rental income growth from 9% to -13%
In addition, we factored in S$5.5m impact from a weaker AUD against the SGD in 1QFY14F
TAT is currently trading at -0.5SD of its mean valuation, at 9.8x PE
Despite near-term headwinds, the stock is attractive as valuation is below average
Our target 12x FY14F PE multiple values the stock at S$1.43

ROXY-PACIFIC HOLDINGS | BUY | TP: S$0.76

ROXY announced that it has acquired, for RM470k, a 47% stake in Macly Equity Sdn Bhd (Macly) which owns a 70k sq ft land site in Kuala Lumpur, Malaysia at Jalan Dewan Sultan Sulaiman
We understand this land site was acquired for RM89.8m by Macly and that ROXY is finalizing a JV agreement whereby it would likely fund the remaining commitment via a shareholder loan with the site valued at cost
This site has a total GFA of 686k sq ft and is strategically located beside the upcoming Quill City (a 7-acre mixed development on Jalan Sultan Ismail), the Sheraton Imperial Hotel and monorail Stations to Bukit Bintang
The site has already received a development order and would likely be developed into a project with a 90:10 mix of residential and retail components
We see the project launching for sale by end 2014 with a targeted TOP of 2019
In addition, we forecast a breakeven ASP in the range of RM800-RM850 psf, and selling ASPs of RM1,100 psf and RM2,200 psf for the residential and retail components, respectively
This being so, this acquisition would likely accrete 2.4 S-cents to ROXY's RNAV
This is ROXY's first acquisition in Kuala Lumpur, Malaysia and we like the group's approach of selecting a site with strong potential while working with a local partner
The site is located near the upcoming 6-storey Quill City Mall which is slated to open in time for Hari Raya next year and is reportedly already 50% pre-leased
Maintain BUY with a higher fair value of S$0.76 (30% RNAV disc.) from this acquisition, versus S$0.74 previously
We see the stock as a compelling risk-reward proposition currently as the group now sits on a whopping S$1,118m of unrecognized development revenue from sold units and enjoys significant diversification from its hotel segment (Grand Roxy Mercure Hotel worth S$0.47 per share)

DMG OSK Securities says...

SINGAPORE PRESS HOLDINGS | SELL | TP: S$4.00

SPH yesterday filed its preliminary prospectus for SPH REIT with the MAS
This follows its earlier announcement (25 Jun 2013) in the wake of market volatility which saw an 18% correction in the Singapore REIT sector
SPH REIT expects to raise gross proceeds of between SGD476m to SGD554m (including over-allotment) based on an offering price of SGD0.85 and SGD0.90 respectively
About 224.9m (9% stake) will be offered to institutional investors, 84m (3.4% stake) to the public, and 251m (10% stake) to cornerstone investors consisting of GE Life, Hong Leong Asset Management, Morgan Stanley Investment Management, Newton IM and Norges Bank
SPH REIT projected FY14 yield of 5.8% to 6.0% compares well to CMT (5.3%) and FCT (5.7%)
We expect share price to react positively today as SPH is expected to pay a special dividend of SGD0.18 per share upon a successful SPH REIT listing, increasing FY13 dividend yield from 5.6% to 9.9%
However, on a longer term view, we think the stock is fundamentally over-valued and maintain our SELL call, with SOTP TP of SGD4.00

Roxy-Pacific Holdings: Acquiring KL site near upcoming Quill City
ROXY announced that it has acquired, for RM470k, a 47% stake in Macly Equity Sdn Bhd (Macly) which owns a 70k sq ft land site in Kuala Lumpur, Malaysia at Jalan Dewan Sultan Sulaiman. We understand this land site was acquired for RM89.8m by Macly and that ROXY is finalizing a JV agreement whereby it would likely fund the remaining commitment via a shareholder loan with the site valued at cost. This site has a total GFA of 686k sq ft and is strategically located beside the upcoming Quill City (a 7-acre mixed development on Jalan Sultan Ismail), the Sheraton Imperial Hotel and monorail Stations to Bukit Bintang. From our calculations, this acquisition would likely accrete 2.4 S-cents to ROXY's RNAV. Maintain BUY with a higher fair value of S$0.76 (30% RNAV disc.) from this acquisition, versus S$0.74 previously. (Eli Lee)

Roxy-Pacific Holdings: Strong sales at key launches - Upgrade to BUY
Over 2Q13, ROXY launched three out of four land-bank sites - LIV on Sophia, WhiteHaven and Jade Residences - which are 100%, 71% and 50% sold to date, respectively. Overall, we judge these pace of sales to be fairly strong with selling prices above expectations. These successful launches are a key milestone for ROXY given their significant combined size - S$407m and S$76m in estimated total sales and net profits - relative to the group's project portfolio. ROXY now sits on a whopping S$1,188m of unrecognized progress billings from sold units (up 38% from end FY12), which is 8.5 times total FY12 development revenues. We also note that a significant portion of ROXY's value is diversified in its hotel segment (Grand Roxy Mercure Hotel worth S$0.47 per share) and that only 10% of ROXY's total launched development GDV is now left unsold. Our fair value increases to S$0.74 (30% RNAV disc.) versus S$0.61 (25% discount) previously. Upgrade to BUY. (Eli Lee)

First REIT: Volatile times ahead
Concerns over the tapering off of the U.S. Federal Reserve's quantitative easing programme have driven bond yields up and adversely impacted high-yield stocks such as First REIT (FREIT). We see risks coming from higher borrowing costs in the medium-term as ~72% of its debt is based on a floating rate structure, although short-term interest rates in Singapore are likely to stay low in the near future. We expect management to take a more prudent approach towards new acquisitions given the volatile market conditions. Maintain HOLD with a lower fair value estimate of S$1.20 (previously S$1.31) as we raise our cost of equity assumption from 7.7% to 8.3% to take into account the rising bond yields and reduced investor sentiment for interest rate sensitive stocks. (Wong Teck Ching Andy)

SingTel: Not awarded Myanmar telco licence
SingTel was not among one of the two winners awarded the 15-year telecommunications licences in Myanmar. Instead, these licences went to Norway's Telenor and Qatar's Ooredoo (formerly known as Qatar Telecom). While we do expect a pull-back in SingTel's share price, it is mainly because of the 3.3% jump yesterday ahead of the announcement (as SingTel was widely touted as one of the front-runners). Otherwise, we do not expect any lasting impact as there will be other opportunities for SingTel to get involved at a later stage. In addition, some market watchers note that those awarded the maiden licences may face a lot of challenges in getting the infrastructure in place. For now, we maintain our HOLD rating and S$3.83 fair value on SingTel. (Carey Wong)

Yoma Strategic Holdings: Missed out on telco license
Yesterday evening, Myanmar authorities announced that it would award two telecommunications licenses to Norway's Telenor and Qatar's Ooredoo, with the France's Telecom-Orange group as a reserve. We see some downside risk to Yoma's share price from this news, given that Digicel was widely perceived by the market to be one of the frontrunners. That said, we believe there is still some scope for the group to stay involved in the telecommunications sector in Myanmar, which could still throw up various opportunities ahead. This is especially since Digicel has already spent several years investing in Myanmar and establishing a business presence. Given the limited color from Digicel's press release yesterday, however, we see this to be uncertain at this juncture and likely contingent on further negotiations between the parties in the consortium. Maintain HOLD with a fair value estimate of S$0.87. (Eli Lee)

Venture Corp: 4Q12 results preview
Venture Corporation (VMS) is slated to release its 4Q12 results on 28 Feb after trading hours. We are projecting revenue to remain flat YoY at S$34.9m and PATMI to decline 8.1% YoY to S$633.2m. This is approximately 4.5% and 14.8% below the Bloomberg consensus estimates, respectively, due to lower operating margin assumption. However, a key highlight would be expectations for a first and final dividend of 55 S cents/share, which translates into an attractive yield of 6.5%. Looking ahead, conditions for VMS are likely to pick up gradually after the seasonally slow 1Q13, with stronger financial performance expected in 2H13 when contribution from new product launches gain traction. Maintain BUY, with an unchanged fair value estimate of S$9.22. (Wong Teck Ching Andy)

MORE REPORTS

Roxy-Pacific Holdings: 4Q results in line
The group announced 4Q12 PATMI of S$23.3m, up 96% YoY mostly due to S$11.2m of fair-value gains on investment properties. Excluding one-time gains, we estimate core 4Q12 PATMI at S$13.9m which cumulates to full year earnings of S$48.9m - in line with our FY12 estimates. A final cash dividend of 0.92 S-cents is proposed. Though we see the shares to be fairly priced currently, a re-rating could come through if management shows active and accretive capital redeployment ahead, particularly with an anticipated cash capital in excess of S$200m flowing back into the balance sheet over FY13. Maintain HOLD with an increased fair value estimate of S$0.61 (25% discount to RNAV), versus S$0.54 previously. (Eli Lee)

CapitaLand Limited: Earnings dip from lower fair value gains
CapitaLand (CAPL) announced 4Q12 PATMI of S$262.7m - down 45% YoY mostly due to lower fair value gains recognized over the quarter. Full year PATMI cumulates to S$930.3m, forming 103% of our FY12 forecast which we judge to be mostly in line. FY12 topline came in at S$3,301m which increased 9.3% YoY mainly due to higher contributions from development projects in Singapore and Australia, its retail mall businesses and a stronger fee-based income. In Singapore, 681 residential units were sold in FY12, dipping 19% from 844 units the previous year. Over 3,000 units were sold in China over FY12 - a strong pickup from ~1,500 units in FY12. Over FY12, the group committed S$4.1b of new investments, 71% of which is in Singapore and China. We could speak with management regarding these results later today and, in the meantime, maintain BUY with an unchanged fair value estimate of S$4.29 (20% discount to RNAV). (Eli Lee)

Ezion Holdings: Results in line with our expectations
Ezion Holdings (Ezion) reported a 91.8% YoY rise in revenue to US$52.3m and a 95.7% increase in net profit to US$20.5m in 4Q12, bringing full year revenue and net profit to US$158.7m and US$78.8m, respectively. FY12 revenue and net profit were in line with our expectations, accounting for 100% and 105% of our full year estimates, respectively. However, FY12 net profit was 22% higher than the street's US$64.3m forecast. More assets will be deployed in 2013, and higher contributions are also expected from Australia with the commencement of two major LNG projects as well. Same as last year, a 0.1 S cent dividend per share has also been declared. Pending an analysts' briefing later this morning, we maintain our BUY rating but put our fair value estimate of S$2.05 under review. (Low Pei Han)

OKP Holdings: Weak 4Q12 results, as expected
OKP Holdings' 4Q12 results were in line with our expectations, with net profit falling 60.3% YoY to S$3.8m (taking FY12 net profit to S$12.4m, 6% above our forecast and 53.4% lower than in FY11), due mainly to a surge in costs. Revenue rose 18.4% YoY to S$27.5m in 4Q12 (taking FY12 revenue to S$104.5m, slightly below our full-year revenue forecast), but its gross profit margin narrowed to 21.9% in 4Q12 from 64.8% a year earlier. OKP declared a final cash dividend of 1.5 S cent/share, down from 2 S cents for FY11. Its construction orderbook remains strong at S$376.6m, with contracts lasting up to FY15, but its narrowing margins and feeble 4Q12 showing suggest difficulties in converting future revenue growth into profits. We place our previous Hold rating and fair value estimate of S$0.46 on the company UNDER REVIEW pending a change in analyst. (Research Team)

OSIM International: Weaving its magic for the new year
We believe that OSIM International (OSIM) would be a key beneficiary of a recovery in economic conditions in China, which is its largest market. Looking ahead, we expect OSIM to continue its product innovation drive, with plans to launch two new massage chair models in 1H13 to augment its product portfolio. Management has also embarked on a nationwide media advertising campaign in China to increase its reach to new audiences. These initiatives, coupled with a focus on improving productivity, would help to drive its sales and profitability for FY13, in our view. Despite OSIM's recent strong share price run up, we see room for further re-rating given the improved market risk appetite and its attractive valuations versus its peers. We raise our fair value estimate on OSIM from S$1.87 to S$2.14 as we apply its peers' average forward PER of 16.4x to its FY13F EPS. Maintain BUY. (Wong Teck Ching Andy)

Roxy-Pacific Holdings: Acquiring another site at Wilkie Terrace
The group announced yesterday that it has agreed to acquire a freehold residential site at 13 and 15 Wilkie Terrace for S$24.5m. The land area is 9,324 sq ft; with a plot ratio of 2.1, this translates to a total GFA of 19581 sq ft and land cost of S$1,251 psf. Management indicates that it intends to amalgamate this site with a another site in its land-bank (7,9,11 Wilkie Terrace) for a residential development. We believe the price paid for the site is reasonable, especially given that the acquisition would give the group more flexibility in planning a larger scale project at the area. For this counter, however, we believe most positives are priced in at current price levels. Maintain HOLDwith an unchanged fair value estimate of S$0.54. (Eli Lee)

CapitaRetail China Trust: China aiming for 15% p.a. retail sales growth
According to the 12th Five-year Development Plan for Domestic Trade released by the State Council recently, China aims to grow its retail sales of consumer goods at an average annual growth rate of 15% for 2011-2015. Beijing, which accounted for 67% of CRCT's 2Q12 gross property revenue, saw overall retail sales grew 13.0% in 1H12. While Beijing's 1H12 expenditure per capita only expanded by 3.6%, disposable income climbed 6.4%, which means that consumers have growing amounts of unutilized "firepower". We are confident that CRCT can achieve healthy double-digit positive rental reversions for 2012 for its multi-tenanted malls. The only listed pure-play China retail REIT globally, CRCT is our top pick in the overseas retail REIT space. We maintain our BUY rating on CRCT and our fair value of S$1.70. (Sarah Ong)

Roxy-Pacific Holdings: Limited impact from new shoebox rules

In addition, a cap based on a 100 sqm average, originally for the Telok Kurau estate, was extended to Kovan and Joo Chiat/Jalan Euno. We see limited impact for ROXY's pipeline of projects as two of the five recent acquisitions lie in the central area, with the remaining three sites subject to an unchanged 70sqm average. Since we had upgraded ROXY to a buy rating on 20 Mar 2012, the share price has appreciated 32.4% to date, significantly outperforming the STI (up 0.9%). We believe, however, that management's execution remains spot on and further upside likely lies ahead. Maintain BUY with a higher fair value estimate of S$0.54 (25% RNAV disc), versus S$0.50 previously, as we lower the RNAV discount to reflect a higher sell-through in existing projects and careful execution. DBS: 2Q earnings were in line with expectations

Summary: DBS Group Holdings Ltd posted 2Q12 net earnings of S$810m or 1H net earnings of S$1743m. This was in line with consensus expectation. Net Interest Margin (NIM) fell from 1.80% in 2Q11 and 1.77% in 1Q12 to 1.72% in 2Q12. It declared an unchanged interim dividend of 28 cents. Margin pressure is likely to remain for the rest of the year, but management expects to mitigate this by undertaking a few measures like increasing cross-sell, raising productivity, bringing down its cost-to-income ratio, focusing on further growing several of its key businesses (including SME and Wealth), managing its funding, etc. We have raised our FY12 earnings estimates from S$3138m to S$3252m. Lippo Malls Indo Retail Trust: Potential asset injection in the near term

Summary: Lippo Malls Indonesia Retail Trust's (LMIRT) 1H12 DPU of 1.48 S cents was slightly below our expectations due to larger-than-expect impact from unfavourable forex movement. However, the portfolio operating metrics and outlook remain buoyant. As at 30 Jun, LMIRT's overall occupancy rate remained steady at 94.7% vs. 94.5 in prior quarter. This is significantly higher than Indonesia's retail industry average of 86.7%. We also understand that LMIRT launched two bonds in early Jul. This leads us to believe that another round of acquisitions may be imminent, given that its financial position was already very strong. This may potentially boost LMIRT's DPU going forward. We maintain our BUYrating on LMIRT with revised fair value of S$0.45 (S$0.43 previously) as we tweak our rental assumptions in FY13-14 to reflect better growth outlook. (Kevin Tan)

Roxy-Pacific Holdings: Sharp execution on land-banking

Summary: Roxy-Pacific announced 2Q12 PATMI of S$17.7m - up 8% YoY. This is in line with expectations and 1H12 PATMI now forms 49% of our FY12 forecast. Management also declared an interim dividend of 0.67 S-cents, which we expect to be recurring due to the strong cash-flow ahead from S$817.2m of progress billings currently. We note sharp execution on land-banking with four en-bloc sites acquired over the last quarter, leading to S$238m of capital being re-deployed into residential land. Previously launched projects are showing strong sales conversion rates, with the exception of Wis@Changi for which management has stopped active marketing with a view to potentially retain the office units for investment income. Maintain BUY rating with an increased fair value estimate of S$0.50 (30% RNAV disc.), versus S$0.45 previously, due to accretion from land acquisitions. (Eli Lee)

CapitaLand: An addition to the London hospitality portfolio

Summary: The serviced residence business unit of CapitaLand (CAPL), the Ascott Limited, has agreed to acquire a hotel in London, the 230-unit Cavendish London, for GBP158.8m (S$311m). The group expects to convert the asset into a serviced residence under the Ascott brand and rename it the Ascott St James London. The development is located on Jermyn St, in the St. James area of Mayfair, and would increase Ascott's portfolio to seven properties in Central London. At a price of S$1.35m per room, we believe that the price paid is fair and see little accretion to CAPL's RNAV at this juncture. In addition, we also note that CAPL has announced last Friday the establishment of a S$5b Euro Medium Term Note Programme, further increasing its accessibility to the capital markets and enhancing its balance sheet flexibility. Maintain BUYwith an unchanged fair value estimate of S$3.32 (25% discount to RNAV). (Eli Lee)

Fortune Real Estate Investment Trust: Rents in New Territories grow the fastest
HK retail sales grew at 11.4% YoY for April to reach HK$35.7b. While this is slower than the 17.1% YoY increase for March (revised figure), the moderated pace could be partially attributed to the inaugural nationwide Consumption Promotion Month on the Mainland for most of April, which could have reduced average spending by Mainlander tourists in HK. Private retail rents and prices set new highs in March. New Territories, where the majority of Fortune's suburban malls are located, outperformed both HK Island and Kowloon with rents climbing 31% MoM and 24% YoY. Roxy-Pacific Holdings: Progress billings to underpin earnings ahead
Despite increasing market uncertainty from European macro concerns, we believe that ROXY's earnings continue to be underpinned by significant progress billings of about S$780m and highlight this is more than five times of FY11 development revenue (S$132.6m). We also note that ROXY's recently launched projects, such as Eon Shenton, The Millage and Natura@Hillview, are converting well into sales, and also expect the MKZ to launch later this year. We continue to like ROXY for its ability to seek accretive land acquisitions, quick turnaround time for projects and efficient sales conversion at recent launches. Venture Corp: Optimism on 2H12
Venture Corp (VMS) reported a 13.7% YoY decline in its 1Q12 PATMI to S$35.5m on the back of a 2.3% drop in revenue to S$574.3m. This was within our expectations, although topline and bottomline formed only 22.3% and 20.6% of our full-year forecasts, respectively. We expect progressive improvement in VMS's business momentum, with FY12 likely to be a back-end loaded year. Management guided that sentiment from its customers remains encouraging, with an anticipated pickup in orders, especially in 2H12. We maintain our projections, BUY rating and S$9.41 fair value estimate. Key risks to our estimates include a sharp deterioration in the macro economy and depreciation of the USD versus the SGD. MORE REPORTS

Roxy-Pacific Holdings: Marred by lumpy revenue recognition
ROXY reported 1Q12 PATMI of S$9.0m, down 10% YoY mostly due to lower development numbers as we await revenue recognition from projects yet to begin construction. With this in mind, we judge 1Q12 results, marred by lumpy recognition, to be broadly on track for our FY12 forecast. 1Q12 topline came in at S$38.1m, similarly down 24% YoY due to the impact from the construction gap. ROXY recently acquired Jade Towers in the Upper Serangoon area, via an en-bloc process, for S$106.27m. We estimate a breakeven cost at around S$1,250 psf and anticipate ASPs of S$1,450 psf. We continue to favor the company for its spot-on execution and note torrid sales conversion at recently launched projects, Eon@Shenton, Natura@Hillview and the Millage. We raise our fair value estimate to S$0.45 (S$0.62 pre-bonus-shares), mostly due to accretion from Jade Towers and a lower RNAV discount of 25%. Maintain BUY. (Eli Lee)

Hyflux: 1Q12 earnings below expectations
Hyflux Ltd posted its 1Q12 results last evening, with revenue growing 60% YoY to S$138.9m, meeting 23.5% of our full-year estimate; but due to lower gross margin, net profit only grew 4% to S$7.7m, or just 10.3% of our FY12 forecast. By segments, Hyflux continues to derive 92% of its revenue from the municipal sector, up further from the 81% in 1Q11. We believe that the Tuaspring project contributed around S$90.6m (+387%), although slightly shy of the S$112m that we had been expecting. Due to lower margin assumptions, we are paring our FY12 earnings forecast by 14% and FY13 by 11%; this in turn reduces our fair value from S$1.55 to S$1.35 (still based 18x FY12 EPS). Maintain HOLD. (Carey Wong)

CapitaMall Trust: Sale of Hougang Plaza for S$84m gain
CapitaMall Trust (CMT) announced it has agreed to sell Hougang Plaza to Oxley Bloom Pte. Ltd. for S$119.1m. CMT expects to realize a net gain of S$83.8m, based on the latest book valuation of S$34m as of end-FY11. Hougang Plaza is a 99-year leasehold three-storey shopping mall (NLA 73,353 sq ft) with an occupancy rate of 100% currently and make up about 0.5% of CMT's net property income in 1Q12. At the sale price, we estimate a divestment yield at ~2.0% and expect the new owners to actively explore options for redevelopment. In addition, with S$1.2b of cash already on CMT's balance sheet and its share price trading at a relatively tight yield of 5.5%, we think its deployment of the sales proceeds could shed further light on the odds of making a bid for CMA's stake in the ION ahead. We would speak with management further regarding the sale and, in the meantime, maintain BUY with our fair value estimate of S$2.02 under review. (Eli Lee)

Lian Beng Group: Redevelopment JV and acquisition
Lian Beng Group (LBG) announced it is forming a joint-venture, Oxley Bloom Pte. Ltd., with Oxley Holdings Limited. Oxley Bloom has received the acceptance of its tender to purchase Hougang Plaza at 1189 Upper Serangoon Road at the purchase price of S$119.1m. Oxley Bloom intends to redevelop Hougang Plaza, which is a 99-year leasehold three-storey neighbourhood shopping mall with a land area of ~57,047 square feet. LBG will finance its share of this investment by internal resources and/or bank borrowings. Separately, LBG also disclosed it has on 30 Apr 2012 completed the acquisition of Sim Hup Co Pte Ltd at a purchase consideration of S$5.38m and Sim Hup is now a wholly-owned subsidiary of the group. Management said both transactions are not expected to have any material impact on its financial performance for the current financial year ending 31 May 2012. We maintain our fair value estimate to S$0.47/share and BUY rating on LBG. (Eric Teo)

Roxy-Pacific Holdings upgraded to 'buy' by OCBC

Stock Name: Roxy-Pacific
Company Name: ROXY-PACIFIC HOLDINGS LIMITED
Research House: OCBCPrice Call: BUYTarget Price: 0.62

OCBC Investment Research in a Mar 20 research report says: "From the recent URA sales figures for February 2012, we saw that Roxy had a strong month of sales. Their newly launched project at Telok Kurau, Treescape, is now 78% sold at a median price of $1.4K psf.

"Also, sales at Nottinghill Suites, which was previously subdued, picked up with an additional 16% sold in February 2012, and the project is now 60% sold. Moreover, we now believe that Roxy would launch subsequent projects expediently in 1H12, Eon Shenton (70 Shenton Way), Millage (55 Changi Rd) and Natura@Hillview (Hillview Terrace), and would likely achieve positive results.

"We raise our fair value estimate to 62 cents (previously 45 cents) using a lowered RNAV discount of 30%. UPGRADE TO BUY."

CDL Hospitality Trusts: Riding multiyear hotel industry growth
We project that hotel room demand in Singapore will grow at 6.4% p.a. for 2012-2015, while high-end hotel room supply will increase by only 3.0% p.a. With ~80% of its revenue from high-end Singapore hotels, CDLHT is well-poised to benefit from multiyear growth in the local hotel industry, and we note few other liquid alternatives to play the high-end hotel subsector. CDLHT consists of a REIT and a dormant business trust. We project dividend yields of 7.2% and 7.6% for 2012 and 2013. The balance sheet is healthy with high interest coverage of 8.9x. With current gearing at 25%, the REIT has ~S$520m in debt headroom to finance yield-accretive acquisitions this year and next, which would serve as positive price catalysts. We initiate with a BUY rating and S$2.00 fair value.(Sarah Ong)

Frasers Commercial Trust: Acquires 50% interest in Caroline Chisholm Centre
Frasers Commercial Trust (FCOT) yesterday announced the proposed acquisition of the remaining 50% interest in Caroline Chisholm Centre (CTL) for AUD83.0m (S$112.6m). We are positive on the investment as it is likely enhance FCOT's portfolio lease expiry profile and provide stability in income growth. Assuming the acquisition was financed by bank borrowings and internal funds, management guided that it is expected to add 0.32 S cents or 5.6% to its DPU. Our DDM based fair value is now lifted to S$0.94 from S$0.87 previously, after factoring in the acquisition. Maintain BUY on FCOT. (Kevin Tan)

Roxy-Pacific Holdings: 4Q11 results within expectations
ROXY announced 4Q11 PATMI of S$11.4m - down 5% YoY. Full year PATMI cumulated to S$49.7m (up 16% YoY), which was 8.5% above our FY11 forecast mostly due to fair value gains. Adjusting for one time gains, FY11 PATMI would be in line with our forecast. A final cash dividend of 2.0 S-cents was proposed, versus 1.5 S-cents last year. We saw positive figures at new launches over 4Q11 - 68% and 66% sold at Centropod@Changi and Treescape (Telok Kurau) respectively. ROXY currently sits on progress billings of S$598.6m which would support earnings from FY12-FY15. The challenge ahead, in our view, lies in acquiring land-bank prudently in an uncertain environment to support further sales and that, in addition to sales at major launches in 1H11, would drive the share price ahead. Maintain HOLD but raise our fair value to S$0.45 (40% RNAV discount) from S$0.41 previously to reflect a stronger valuation of GMRH (S$0.4m per key). (Eli Lee)

Sembcorp Marine: Secures US$213m jack-up rig
Sembcorp Marine (SMM) announced that its subsidiary, PPL Shipyard, has secured a US$213m contract to build a Pacific Class 400 jack-up drilling rig, which is a proprietary design of PPL. The customer is Safin Gulf, and this rig will be part of its new rig fleet as part of its strategic expansion into the offshore business. We look at SMM's last three orders of the Pacific Class 400 jack-up (in late 2010 and early 2011) and note that the average price then was about US$185m. Besides higher equipment costs, the 15% higher price tag for this latest rig could be mainly due to the shorter-than-usual delivery time (the rig is likely to be currently under construction). SMM's stock has done well in the past two months, as its price has risen about 38% YTD. However, as potential Petrobras' orders may materialize soon, we maintain our BUYrating with fair value estimate of S$5.63 for now. (Low Pei Han)

SIA Engineering: Secures VietJet Air's contract

SIA Engineering Co Ltd (SIAEC) announced another contract win last night. The latest is an Inventory Technical Management (ITM) services agreement with VietJet Air, a low-cost airline based in Hanoi. The five-year contract will cover VietJet's fleet of six A320 aircraft. SIAEC will provide ITM services such as spares pooling and support, as well as component repair and overhaul. SIAEC said the transaction is not expected to have a material impact on its financial performance in FY12. With an estimated dividend yield of 4.5%, we currently have a fair value estimate of S$3.88 per share and BUY rating on SIAEC. (Eric Teo)

SATS Ltd: New partners in Beijing JVs
SATS Ltd (SATS) announced that China Eastern Airlines and China Southern Airlines will enter as new shareholders in its two joint ventures with Capital Airports Holding Company. The two joint ventures are Beijing Aviation Ground Services (BGS) and Beijing Airport Inflight Kitchen (BAIK), which have operating rights at Beijing Capital International Airport till 2014 and 2013 respectively. The introduction of these two new shareholders will see SATS' stakes in the two JVs diluted from 40% to 28% each. Subject to regulatory approval, this new agreement will serve to renew the respective operating tenures of BGS and BAIK. Neither transaction is expected to have any material impact on SATS' NTA or EPS in the current financial year. We maintain our fair value estimate of SATS at S$2.43 per share and HOLD rating on SATS.
